Seriously, Dude, when the ad says no smokers that really does mean you, too.

I've got it in my ad, no smoking in house or on the grounds, and here they come. The guy smelled so bad of cigarettes that he stunk up my house just by walking through. I had to open windows and turn on the fans.

He got ticked about being rejected for his "body odor".

The only thing I can figure out is that smokers don't believe how badly they stink. I sure hope the smell of him is gone by today. My nice smelling house smelled like a bar after he walked through it. --174.216.xx.xxx

Nasty! I've learned that a lot of people don't even read the ads. Asking if they smoke is part of my prescreening conversation. "How many smokers are in the household and do they smoke inside or outside?" Every single one of them replies "Well I smoke, but only outside". I'm sorry, we don't rent to smokers.

I ask if they smoke inside or out just so it drops their guard "well maybe they won't reject me because I 'only smoke outside' " --170.224.xx.x

Hmmm...wonder if that might be a soon be neche. People of all walks of life are smokers. It will be interesting to see how it shakes out. The rent would of course be higher to cover the cost of the privilege but smokers have been paying a sin tax for years so they're already use to that kind of thing. --174.232.xxx.xxx

Maybe if you painted your house in Kilz Water based primer sealer as your final coat and all other coats, maybe the odor would scrape off easily.

That is why I want to physically meet all applicants so I can smell them. I can smell cigarettes, cigars or mj 30 to 50 feet away. I Don’t care if they smoke outside because they still walk in the house smelling like a chimney. --75.22.xx.xxx

Just got rid of one who claimed she didn't smoke at all when she moved in a year and a half ago. Liar. The place stunk so nasty when she moved out.

Her voice was a bit on the husky side (a sign of smoker of course) but no smell whatsoever. The kids must have "freshened her up" before we met her.

I am concerned about skunky pot smoke. Apparently the medicinal variety or the most useful for medical purposes, smells like skunk. Had two tenants smoking it. I complained and they left. Female had asthma and ended up with six days in the hospital for smoking pot. So glad she had left my unit. Idiot grandmother cosigner did not believe she smoked and might have blamed my unit for making her sick. --69.141.xxx.xxx

Had a sub-contractor show up for two-day job. He reeked of smoke so bad, I felt sick and had to open the windows in January. Rather freeze to death than smell that smell. BTW, all my prospective tenants that smoke say they 'don't smoke in the house.' However, the 'house' doesn't include the front door, the garage, the deck, and other places that suck in the smoke. --98.156.xxx.xxx

We are trying to get away from smokers. They do stink, and they don't seem to notice, or care.

Tired of scraping nicotine off the walls and every surface, including the inside of the refrigerator!

We just did a complete renovation of one of the apartments, and it will be designated NO SMOKING. As units become vacant, they too, will receive a complete makeover, including new cabinets, hard surface flooring -- we are going with the vinyl plank type from now on, complete painting from the ceiling down to the floor and all trim will be painted as well.

Mickie and WMH and DJ of VA, OK lets talk!!!

You have your unit ready to rent!!! You have done a complete painting of the unit: ceilings, walls, trim, doors, vanities and kitchen cabinets. You may have even primed the unit before your finish coat. Installed new blinds. Light fixtures are clean. The flooring(not carpet) is new or you have cleaned it.

NOW you decide to let a smoker in the unit. Lets hope its not a multi unit bldg. Once the chain smoker is done with the unit you have to CLEAN everything first before painting with TSP and the entire unit is nicotine coated. IT did a number on your best highest value paint. You must clean every surface with TSP AND then treat with odor-x-it for nicotine damage. What is that cost and what are you going to charge that tenant for cleaning and smoke damage. $1500 to $3,000 for damages due to smoking??? Plus other damages as well???

THEN the SMOKER tenant takes you to court for excessive charges and now the JUDGE decides your damage cost are excessive. Judge decides smoking is normal wear and tear on the unit. You get a judgement for zero and you must return the entire security deposit. The judge did not care what your 50 page lease said and 15 pages of the lease was the SMOKER CLAUSE?????

If your monthly rent is $1,000 and now you permit smoking for an additional $300 will the SMOKER pay the premium for the unit???

or go to your competitor for $1,000????? NO SMOKING FEE!!!

Smokers have ZERO concept of the odor and the smoke damage to a unit nor do they care!!!

Now as the landlord you need to enter the unit to make repairs and smell the nicotine. NO THANK YOU!!! Unless you wear a gas mask to entire the unit!!!!

It may be a niche market but the cost factor to repair damages AND the health issues to you as the non-smoking landlord are another factor to consider. Cleaning a chain smokers unit is major work and the odor is extremely bad.

HOWEVER if the niche market is worth your time and major increase in rent! DO IT!! --99.56.xx.xx

The problem with having rentals for smokers at premium rent is that even the smokers don't want to rent a place that smells like nasty stale smoke.

I bought a house from a chain smoker and it cost thousands to get the stink out of it and everyone who worked on the house got sick from nicotine poisoning. I bought the house for a really good price, but I won't do it again.

Watching the nasty brown gunk flowing down the walls as I scrubbed, I'm thinking that awful stuff is coating smokers' lungs. --174.216.xx.xxx

If I do it I'll plan on easy clean surfaces- vinyl plank or wood floors. If I paint right then no I won't have to mess with TSP. Get a buck of water and put a little Super Clean in it and mop the walls and painted woodwork put the mini blinds in the tub - again use a little Super Clean (would have to clean them with a non smoker anyway). My cleaning lady isn't allergic to nicotine or smoke. That would get it almost ready for a new smoker. It wouldn't cost me anywhere near thousands of dollars. Oh and yeah I have bought a house where years of nicotine had accumulated. It cleaned up nice and now has a non smoker living there. --174.232.x.xx
