I am considering imposing a $250 fee for adding someone to a lease. I am primarily thinking of the new boyfriend/girlfriend situations.

I have had trouble from these people in the past and my thinking is a $250 fee may discourage some from moving another person in as a resident.

Please share your thoughts about the likely outcomes of this policy.

I believe our local Inv friend is charging a $250 Administration fee. I’ve got one of theirs moving in in June and was complaining about it.

I added a $100 fee in mine this year for that.

I think $250 would encourage them to NOT report a move-in...

I would charge an application fee for the regular credit and criminal check, plus an administration fee for new paperwork, but $250 seems quite high to me.

The PM I was using charged the tenant a $200 fee for replacing a roommate in their contracts.

It seems to me that the roommate replacement would have to be for a specific person the tenant had in mind (BF/GF) as Sisco mentioned. And then not do it all if that person failed the screening. Because it could be a real pain if you had to run a lot of different applications to replace the roommate. Or worse even advertise and take calls.

What's the worst that could happen, they sneak someone in on you? We already deal with that.

To me, it's the same as an unauthorized pet fee. My up front pet fee is $150. My "you snuck this pet in without approval" fee is $300. Make your lease the same: $250 to add a roomie: $500 if you sneak one in and I catch it.

How to prove a person is living there? No need to go undercover or count toothbrushes. My lease states that if I have reason to believe someone has overstayed the Guest policy, the tenant will furnish proof to me of the "guest's" long-term living arrangements. This could be a copy of a lease, a utility bill, or other official document with their name and current address. They also have to provide contact info so I can VERIFY it. --173.17.xx.xx

I don't have a fee or penalty but I DO require an approved application on the additional occupant.

Guests staying more than 14 days in a 365 period must apply and be approved by management

OR FACE EVICTION. That's my hammer.

It's hard to pin them down - multiple boyfriends seem to drift in and out of some homes.
