I have a $1900 a month rental and did a showing to wualified tenants. They said they only want to pay $1200. We decline. Now they say $1300. We say no thank you. One time when I was re-renting one of my larger rental homes, I have many. I asked $50 more than the last tenants. I hadn't raised the previous tenants rent in two years so I thought I was in line.

But at that time so many owners were trying to sell their homes and had no luck in a declining market. These homes had been fixed up -- you know new kitchens with granite counters, wood flooring and plush green yards.

While I re-tiled my kitchen counter, installed laminate in the main rooms and carpet in the bedrooms -- my house was not a nice as the homes that didn't sell and now were competing rentals.

So my prior tenants were paying $2,400 a month and I was asking $2,450. The fix up to sell homes, now rentals were asking between $2,300 and $2,500. So I had to make a comparison of what I was offering and what my competition as offering. My home was 2000 square feet with 4 bedroom and 3 bathroom, central air, new paint, appliances etc. All of the other homes were smaller (between 1300 and 1570 Sq feet). So if a family needed space or a tenant had a home business, they needed my larger home.

SO instead of going too cheep, I lowered my price on the add and when people came into my home for a showing, (IF they didn't have dogs, 100 kids, drive a motorcycle or Sherman Tank, I would offer them a $100 a month discount with a 2 year lease. My base price went from $2,450 down to $2,350 with a $100 discount with a 2 year lease.

Within two days i caught a fish who rented my house for 2 years and 7 months -- the couple purchased their own home..... --47.156.xx.xx

They want to rent on terms, their terms. They are looking for an opportunity, an opportunity to have power over the terms and LL. Their terms, your house. Not such a good idea. Just stick with your terms and price. "The house is still available the monthly rent is $1900." but at this point i would just be done with the game. You are actually just negotiating with yourself! I don't know what has happened lately but we have just recently experienced the same thing. Maybe there was a google post or recent news article about asking the LL to take less. (not in todays economy). The last guy who did this-- when he called the second time he starts saying how the property is just sitting-- I said no it's waiting for the new carpet-- well would you take 1100 I said no it's 1350.00. He then said the ad only has 1300.00. I said yes it was 1300 but since you've shown so much interest I upped the price. He stopped calling. --99.103.xxx.xxx

The first time a prospect tried to negotiate, I was a little insulted. And just responded with a surprised "no". Later I remembered a TV show on HGTV where the Realtor would negotiate the rent and making all these changes to the property.

The second time it happened, I did as others suggested, had some fun. "Oh, you would like to negotiate? What's your offer?" Whatever their amount was to discount, I doubled the amount and added that amount to the original rent price. Once had a lady get so upset, I thought she was going to hyper-ventilate. No you dont have to respond.

If the tenant is already greedy, bossy and agressive at this point, it will only get worse. I wouldnt want them if they agreed to pay your full rent.

But make sure your rent is competitive.......just because the rent was 1500 years ago doesnt mean 1900 is market today. --70.48.xxx.xxx

All sorts of columns encourage people to negotiate these days. There was an article through (Zillow, Facebook, HGTV, who knows) that encouraged negotiation, plus painting. I had a lady who tried that lowball offer thing with me during a showing, after she had screened well. She then started telling me all of the things that she saw wrong with the rental that we'd have to upgrade in order for her to pay the rental amount we wanted.

I said, "I guess then that we're not the right owners for you." and started flipping off lights. She was flabbergasted, but allowed me to usher her out. I wished her luck with her house hunt.

The comparison of rent to paycheck works.

The last time someone asked me to lower the rent, I asked them if they would take a reduction in salary just because some random person asked them to. They looked extremely surprised.

I also tell people, during showings, "If you don't pay the rent, on time and in full, that's the same thing as your boss saying to you next payday, "Oops sorry don't have the money. You'll have to wait for it."

These tenants are off to a bad start, I would not waste any more time. And I would never rent to them BC they think they’re in control, and not willing to compromise. And you’ll probably have more problems.
