My city wants to start a rental inspection program. It's in their 2018-2019 work plan. I don't own rentals in the city I live but I may at some point. I do own rental in a city that has an inspection program and I fill out my form and pay the fee each year. In 10 years it's never been inspected.

Can people give me arguments against rental licensing and strategies to fight this?

Inspections are only as good as the training of the inspectors. My city had such a program when I started. Non-owner occupied homes had to be inspected right after purchase.

Not one inspector found anything that I missed, AND they missed many serious safety concerns, but most annoyingly, the inspectors wrote up several things that were not actually problems, but they didn't know that.

So, I had to spend time and materials 'fixing' what were really just minor cosmetic defects on their timeline, which delayed fixing actual safety issues, which in turn delayed getting the property available to rent.

Our program didn't cost much, but it didn't produce better housing, just delayed getting some houses fixed, imo. City ended the program. --172.58.xxx.xxx

Licensing is a cash grab which has nothing to do with improving rental housing. They believe they can keep milking those rich rental housing providers when in fact the costs are being passed on to the most vulnerable the tenants who end up paying higher rents. Here some of landlords associations as a group fought to prevent the implementation of licensing in the first place. Imagine if they tried to license home owners how far that would go. Most rental housing providers keep the rental stock in a good state of repair where there are building code and fire code rules on the books that are enforceable to the few who do not. What happens they bring in fees then over time the licensing fees go up every year then over time there is a new cash to spend foolishly. --147.194.xxx.xxx
