I have a section 8 tenant who has been in my property for 9 years and recently wanted to relocate to another property I own. She has not always taken the best care of my property and is at times very picky on certain things to her advantage. I was willing to let her move to the other property I own so that I would not have two vacancies and she agreed to do so ,but now she wants me to let her out of her lease 6 weeks early so that she can move to an apartment instead of my other property. I told her I would not allow that and now she is being more difficult . I am covered by the lease and have the advantage because of the way it is worded ,but still she is being difficult. Any advise on how to handle this situation. Thanks --72.176.xxx.xxx

Section 8 tenants have trouble finding properties. Sounds like she really needs the flexibility and you don't really want her anyway. I wouldn't.

I'd let her go early so long as she agrees to leave the house in move-in ready condition and/or let's you show it or do repairs on your time and schedule.

With a person like that,I think its time to cut the cord and maybe try regular people.Forget about her leaving it presentable,unless you know from past experiences.I have two section 8s,both are good,so I would have no hesitation,but that's me...........charlie.............................................

In 35 years, we have only had one Section 8; it was a tenant we already had, and they needed the help Section 8 provided at the time.

It worked well, we got the rent money from section 8 like clockwork.

Our only problem was, when the family grew with the addition of another child, they wanted more space. They were less than halfway through the current one year lease they had signed, and they moved out, and Section 8 let them.

Section 8 "trained" the tenant that they don't have to abide by a legal document. Have not had a section 8 tenant since. Probably will not accept one in the future, especially since they are not required to honor the lease they sign. --104.152.xx.xx
