That is the normal part of being a landlord. You have to maintain your properties.

Normal wear & Tear is on the LL.

I have known a few LL that dont fix anything. Then want to complain when a tenant does damage. Hard to complain if the LL is as bad as a tenant. --73.152.xx.xxx

Yes if a faucet is leaky or there is a minor electrical issue I fix it. Even if you suspect there could be tenant damage, on minor issues like this it is difficult to prove. --70.178.x.xx

You maintain the property and you want to maintain the property so you know it is done right. Heat, water, electrical, roof, walls, doors and window, waste lines are all maintained by the LL. That is why you have tenants paying you rent, to fix the things that get worn and broken by age. UNLESS there is damage that caused it, then you can charge the tenant. --96.236.xx.xx

The washer and the seat OR the cartridge go bad on faucets. AND it depends on the age of the faucet. Also it depends on the quality of faucet too.

It's a maintenance issue for the landlord to maintain repair and pay for the parts. IF by chance the faucet is damaged because the tenant decided to swing on it. THEN charge the tenant. --99.56.xx.xx

I am a plumbing contractor. Sometimes a tenant will abuse a plumbing fixture and cause it to fail. Even though I can prove it was cause by a tenant, the City, Housing and other Departments say that a Landlord is responsible for basic repairs, always. Same with electrical.

However, On my lighting fixtures I will have a label saying, bulbs no larger than 60 Watts, 75 Watts or 100 Watts. When a bulb burns out a tenant will replace it with what ever wattage the have. The Heat from a 100 watt bulb is almost twice as hot a a single 60 watt bulb. The heat will cause the insulation on the wires in the electrical box the light fixture is mounted too. Since a glass globe is covering the bulb, the heat is pushed back into the light fixture. There for when I had to pull new wires to the box because of burnt insulation, i was able to charge the tenant for damage, because they put the higher watt bulb in the fixture that was labeled with the maximum wattage. --47.156.xx.xx

Maintaining the house is my responsibility. Why would I delegate critical things like electrical or plumbing to anyone else? It's in my best interests to keep my house up to my standards--- and then, if it turns out that the damage was someone else's responsibility, I can recoup the costs. Like, if the garbage disposal is jammed with potato peelings and/or action figures. Or if the toilet trap got clogged with flushed condoms and drug needles.

But if it's just that I bought and installed a cheap faucet from China, and it's cheap because the parts only last for two or three years before something cracks and fails--- then it's on me, and I learn my lesson, and I pay a little more for quality that will last for 10-20 years. Or, I live in a town where the sewer lines are clay pipe, and they get jammed by tree roots and require an annual roto-root, and I choose to do that rather than replace the entire yard line with plastic. The rental housing provider is responsible for plumbing, electrical, locks and appliances if provided. The heating, hot water and structural as well. Changing all the faucets to ceramic disk washer less constant repairs are not required. Ball type shut offs do leak when the water is turned off. So spending up front pays off over time. A small leak left can easily cause thousand dollars of damage. Before a tenant moves in all the traps under the sinks should be removed cleaned. All the electrical receptacles should be checked then the worn out receptacles replaced. All the lights, switches, appliances should be tested along with HVAC system. Making repairs to a rental unit goes with territory which is different then other investments. The cost of materials, labour is a tax write off. The better condition the rental units, rental home the more the resale is. If want minimize costs then visiting a few Habitat for Humanity restores for building materials, power tools. Over time there is going to be 100 per cent equity which is the long term goal. --147.194.xxx.xxx

There is a restore in town here then more 50 kilometers away. This week bought 3/ 4 liter cans of paint for $45.00 where everything at restore has no tax. It is always roll of dice when visiting the restore. Sometimes there are great deals and other times not too much of anything. It is still considerably cheaper then the local HD store or any other retail store in town. Over the last five difficult years was able to cut the cost of building supplies and power tools at the restore. Sometimes at the restore return power tools are used once at the big box stores then sold for less then half at the restore. Habitat for Humanity has a website where can check store locations. Under the rigid rent control system that may not be here after June 7th. the annual operating costs in the rental buildings were going up more then allowed rent increase guidelines under rent control where had to do two things diametrically opposed. One continue all the repairs while cutting costs or go bankrupt. --147.194.xxx.xxx
