First of all let me say that I'm a big believer in technology. But there are some instances where the low-tech way like phone calls is what works best for particularly when I'm trying to prequalify someone. I am advertising some rooms I have for rent and I keep getting texts from people asking me to email them. That makes no sense to me because if you had questions you can easily send them via text if that's what you needed to do. I insist that they call me instead so I can ask questions as well as answer theirs. One person claimed they were in a remote area and couldn't call and I just told him when they got into an area where they could call from just to do so but I wasn't going to give him my email address. Someone else wants my email so they can give me their background. I smell a rat. Is there some sort of scam going on with emails that I need to be aware of? --172.56.xx.xx

I prefer to email or text, at least at first. I only have a cell phone now, I don't get great reception where I am, and I would rather filter things before I talk. I also would rather talk in person than on the phone... that is me, not the tenant.

I use a disposable email address. If it gets too junked up, I just move to another one. I have an address that I have forever and only my friends and family have that, as well as a few tenants. I have had a few people email me with addresses that say a lot about them.. partylady at xxx. Yup, not going to get your emails, they must be going to spam! Much easier to ignore. --96.236.xx.xx

I have no problem with text once someone becomes a tenant and we usually use that for routine correspondence. I'm highly suspicious of someone who can text me but insists on me emailing them. --172.56.xx.xx

Yes. There's a good chance that is a phishing thing so they can likely spam you or worse. I tell them to click the "reply" link in the ad instead (CL, etc) and the email will be relayed. --50.45.xxx.xxx

In my opinion email and text are the most effective ways to handle the prescreen duties. You have an electronic copy of all conversations and don't have to waste time with all the stories.

I get those also. I never email the address they ask me to. I usually just delete those texts, but sometimes I reply that they need to call me, but they never do.

The last time I was selling an old, used washer/dryer set for $100 someone texted me and asked if I'd sell I'd take a cashier's check for an extra $50.

JO, I also text them and tell them they have to call. Not one has called which definitely makes me think something is up. On more than one occasion they've text me with a request for me to e-mail them so they can "tell me about themselves" and the excuse of being in a remote area has been used on more than one occasion.
