There are a couple of really good leases available for sale, but they may or may not have clauses that don't apply to where you live. --131.151.xx.xx |

I take it you are new at this. This question is so broad that it would require more space than available here. But here are a couple thoughts:
Whatever you do, DON"T use one from Office Depot. Have specific rules and consequences spelled out. You can buy one here, hire a local R.E. attorney, or make friends with another investor who MAY share theirs with you. No matter what, make sure you read and understand MA laws and have a lease that includes / abides by them.
Try to go to bootcamp advertised on this site. --68.10.xxx.xxx |

See if there is a landlord Association in your area. If so join it and they will probably have all of the forms you will need and be state pacific to meet your states laws. --75.22.xx.xxx |

You can find a good start by googling
nc standard form 410-t residential rental contract
Now this is for NC but maybe there is one MA. A lot of laws are local and state so you really need to know what MA allows you to do. --216.136.xx.xxx |

Hi Mike. The Greater Boston Real Estate Board has a free lease and TAW form online that could get you started. Brandon Turners Book on Real Estate Investing also comes with a bunch of downloadable forms and lease/TAW forms. Using a combination of these sources you can put together a pretty solid lease or TAW form. I believe there are also leases for sale through Mr. Landlord. --24.147.xx.xxx |
