How to keep year round renters in florida. Or just flip properties instead. Is it hard considering all the snowbirds this state has. ANyone in the west palm beach county area that rents many homes would be a good inspiration. --76.109.xx.xxx

In the 90s I had an opportunity to buy a home in Boca as a second home. As time went by, it was too much to maintain. An agent I knew suggested to rent it out and sell when the market recovers a bit. Sounded like a good idea for an absentee LL (which is a bad, very bad idea).

Long story short, this realtor didn't measure up to my liking. Problems collecting rent, notices from the HOA, high maintenance and repairs, tenants moving in and moving out, expensive sub contractors, and so on.

In CA I do it all, at a fraction of the cost, but I could not do it to a home in FL...So I went down there and in two weeks, I painted the exterior, clean the roof and the fence from mildew, did some repairs and listed the house with ANOTHER broker.

It sold in a week. What sold it was the paint, according to the buyers. The tenants? they moved out peacefully.

So what am I saying? I'm saying that rule #1 in rentals is: keep all your rentals within 20 mins driving distance from you, or face a hole in your pocketbook. --99.59.x.xxx

Well I mean in the Tampa/St. Petersburg area with 30 rentals that I can't get people to ever move out of along with a waiting list. Much higher demand than rentals available. I've been doing this since 1986 and have never had trouble finding qualified tenants. --75.89.xx.xxx
