For those of you that buy properties in a self directed ira, who is the custodian of your IRA? Are there specific companies that deal with this sort of IRA?

Yes, absolutely. Equity Trust is the big name (they have a killer marketing dept). I have one with IRA Innovations and have been very pleased with their customer service, although I may check out Pensco for lower fees. I was impressed with MidAtlantic's knowledge when I chatted with the gal at the vendor booth. Just google SDIRA Custodian and you'll come up with a lengthy list. --204.210.xxx.xxx |

maybe i'm not getting it...
there was an investor here in GA that was taking money from investors to buy foreclosures at the courthouse step. When he took his cut he would turn the deeds back over to the original investor. He called it self-directed. I just didn't know that was allowed by the irs. Again I may have some details wrong.
Are you saying the deed is in your name or your buying as a group? where does the self directed part come in? --99.103.xxx.xxx |

Self Directed just means you determine what you invest in. A SDIRA is one where you are allowed to select the asset instead of the asset manager.
You can purchase any non-prohibited asset providing the transaction is not prohibited. This acceptable transactions include buying foreclosed assets on the steps of court house or a whole sale deal, option on a place, sandwich lease, title to a vehicle (providing you are not using it yourself) or even lend it out to fellow investor in the form of hard money loan.
