I am thinking about take ceiling fan down and let tenant to use their own floor fan because it is always dirty and make the ceiling dirty when they move out.

Is it good idea?

Dirty or not, ceiling fans are considered upgrades in my market.

I couldn't care less if they are dirty when tenants move out or make the ceiling dirty. That's what the cleaning crew is paid to take care of. --63.245.xxx.xxx

Same here -- ceiling fans are considered an upgrade in our area. Avoid putting one in the kitchen area, if at all possible. They really get dirty there, due to humidity from cooking and grease. And maybe not in a bedroom that might be used by kids.

Make sure the pull chains are too short for kids to mess with; in one of our rentals, the kids played with the pull chain to the point it ruined the switch inside that turned the fan off and on. We were able to repair it by purchasing the part.

Also, if the fans have a light, make sure you charge the tenant for taking all the light bulbs out. We just got a property back, and every bulb was missing from it, and in the other room, they did not have any more bulbs, so they stuck red Christmas lights in it. Not much light, but it was kind of festive! LOL --104.152.xx.xx

Yes I have lotsa fans and cleaning is part of living, use the cleanup list at moveout, if they want a walkthru I only go so far and tell them it is your choice to do the cleaning or we have it done from the deposit, this cost begins at 200bux and goes up with more messy stuff. I will pass along something I read here years ago and have no idea who gets the credit - fast way to clean fan blades is a wet pillow cover, slide it over each blade and pull off the dirt/dusty stuff, rinse in the tub and repeat room to room, replace any spent bulbs and keep them in a grocery bag for court if you go there - HUD requires all bulb sockets to have working bulbs, just follow the law... --76.188.xxx.xx

I have a vacuum attachment and short ladder. I clean my tenants ceiling fan blades once a year. It keeps the fans in balance and causes less wear on the motors. I do this when I'm changing the smoke detector and c/o sensor back up battery's. Just another part of being a landlord. --47.156.xx.xx

Ceiling fan blades are one clue I rely on to see how the tenants are doing at changing their air filters.

I can understand about avoiding ceiling fans in rooms that are more prone to grime, like a kitchen. But in a living room or a bedroom-- they're an upgrade that doesn't really cost me anything, but still impresses people favorably.

I have a ceiling fan in my bedroom. I prefer to use a pedestal fan, because (a) it makes better white noise, and (b) it has better air movement. But the ceiling fan makes the room look "right". --96.46.xxx.xx

For South San Jose, CA ceiling fans are widely used or at least they're often in pictures of listings for homes. I do see that many flipped houses don't seem to include them as much. A tenant once asked me to put a ceiling fan in a property in Saratoga with AC. However, the person was a deadbeat and ended up moving out soon due to a lack of funds. --24.130.xxx.xx

Ceiling fans in my places. Not the kitchen. If the ceilings are short, I put in huggers that are inches below the ceiling. Even in a house with AC, they can be useful. Dust happens, if they don't clean them when they leave, they get charged for it. They don't use them, I don't care.

If in your market, your tenants end up constantly breaking the blades, chains, covers, light bulbs off in the sockets, or they are excessively wobbly due to making flying potato videos on youtube, then YES, get rid of them.

15ish years ago I put them in a lot of my lower end places. Everyone commented and oo'd and aww'd about them. Disgustingly filthy, off balance, empty bulbs, broken bulbs, missing pull chains, ribbons from balloons twisted in and around it, etc. at move out. Past 5 or 6ish years, I've been removing them.

few of my tenants get their deposits back .. never enough to cover everything so I don't add anything "extra" that I know will come out of my pocket ... like cleaning ceiling fans.

I'm in Florida so ceiling fans are nice. I hate them.

I go out of my way to make them nice. Typically they all match from room to room, provide ample lighting, and I pay to have them wired in both fan and light to avoid breaking the chains.

I typically have decent and clean tenants. I don't know that a single one has ever cleaned a fan. Half the time they do t replace the bulbs. They use and wear out the chains anyway even though they've been told not to. Kids jump up and it them or try to pull chains.

And although I explain they do not cool your pets, they do generate heat when in use and should only be used when a human is in the room to cool them.....every single time I go in a house when the tenant is not home they have ceiling fans on for no reason at all other than to increase their electric bill and wear out my fan prematurely.

Lowes sells a brush that fits over the blade to clean it. That just gets off dust, not grease. We had an issue with a relatively new Hunter fan that the light kit stopped working due to a "thing-a-ma-bob" going bad inside. My husband was fooling with it and bypassed it and it worked again. Now, I realize before you say it that it might be a fire hazard, but so far no problems with it. I did google the part number & you cannot buy it. That was how I found out it is a common problem and they don't back it up.

I had figured the tenant had put too large a bulb in it and it had blown the fuse/gizmo, whatever. But she had not. It is extremely sensitive and can blow just by the electricity cutting off and coming back on so I read. --71.51.xxx.xxx

I have lots of ceiling fans and when tenants move out, they pay extra for cleaning them.

In certain cases I prefer to replace them. Low prices and clearances make replacing make sense.
