My tenant claims to have been bitten by a bat, late at night. Because of the timing, I thought perhaps he was drunk, and I have never seen a bat there. Heat was off until he moved in this winter. Its 8 degrees outside, and there is no obvious entry point for the bat on the inside of his apartment that I know of? Obviously this requires more investigation. For your own liability protection, I would have your property inspected to make sure there are no bats living in the attic. Get documentation to that effect. Bats carry rabies, and yes people do get rabies in this day and age. Refer your tenant to a physician. Drunk or not, he may need rabies prophylaxis.

I would call a local Pest person (that deals with them) and start asking questions. Especially being that it is this cold out. I'm not an expert by ANY means but I don't "think" they move too much at this time of year unless this happens to be an attic apartment or there is a gap in the ceiling causing them to move to the "warmer" area.

Also not that they wouldn't or couldn't bite but I don't think that is too common ... it's not the bite from a bat that causes the rabies ... it's the contact with them. --69.201.xx.xxx

Bats go into caves during the winter because it is a steady 50 - 55 degrees. They hibernate during winter, I doubt that there is a bat that survived if your heat was off. That said, they can find a warmer place than outside to survive if the house is heated, even in the basement.

He does need to get to a doctor to see whether it is a bat bite and if he needs treatment. You are obligated to investigate, look for the bat, get professional help, etc. --96.236.xx.xx

How does he know it was a bat?

Did he see/photograph/catch it?

If this happened in the apartment like it sounds, then he should have been able to do #2, as I don't think it would escape that fast.( I guarantee if I thought I was bitten by a bat, I would catch/kill it for rabies testing.)

Did he see a doctor who verified it was a bite of any kind?

Can the doctor tell what bit him?

Did the doctor prescribe treatment?

It's very unlikely, for reasons already stated. But, if you feel you need to cover yourself, it might be worth a look by a wildlife pest professional. --68.105.xxx.xxx

Bats do hibernate but recently some bats have contracted a fungus that makes them lose calories while hibernating due to fever and they leave their caves to early to find insects and they freeze to death. So possibly there could be a bat out and about in a warm house this time of year. I would follow what the others said and get an exterminator into that attic to look for bat droppings and dead bats in case the guy sues you. Meanwhile he needs to go to a doctor who will give him a series of rabies shot treatments. When he finds out about that he may decide he was not bitten by a bat. --69.141.xxx.xxx

We had a bat problem in one of our properties at this time of year. I don't know how much climate has to do with them but since they are federally protected I sent a licensed wildlife inspector. He found several and removed them and then found areas where they entered and sealed them off so they couldn't renenter. --71.75.xx.xx

Probably drunk cause he wanted to be picked up from the hospital later, but i couldnt understand why the people driving him couldnt do it. To seal some crack under the kitchen sink is what he asked, some spray foam should work. I worry about bats causing a place to be uninhabitable. Could be very expensive fix in some cases depending on how many gaps there are, and the construction. Some of the older homes like my own have a lot of gaps, and I did have a bat last year in October, but I got it with a broom before it could get me. --108.176.xxx.xxx

Seal the crack if that is all he wants. Not a big deal. I would think that could be a mouse entry too. You might want to put some steel wool in it if it is big enough, that makes it more difficult to chew through. Great stuff makes a rodent foam that has a bitter taste to keep them from chewing. If it is only a small crack, too big for caulk but not big enough for the expanding foam, you can use the backer rod, which is a foam rope to fill it first. DAP also makes a latex minimal expanding foam that is much easier to work with than the Great STuff. It is more for cracks than holes.

While you are at it, caulk, foam and seal any other openings you can easily get to... where heating and plumbing pipes come through the floor, inside of cabinets, around doors and windows. --96.236.xx.xx

John - NY now that I have read your response that you suspect some cracking walls I suggest you get this and any other unity you have in safer condition by sealing openings using drywall or metal plates with holes to snugly fit pipes, this will take a bit of time but will end up helping you not just about bats but a wide range of other pests, if the plates of drywall or metal are not totally snug against the pipes the spray foam or caulking will help you a lot, water pipes are a superhighway for all kinds of bugs to travel along, kitchen bugs like ants and roaches love unsealed pipes to get to every picnic area possible. --76.188.xxx.xx
