Yes,do an eviction,you cant just throw his stuff out in the street and change the locks.I have a friend who will stand at the door knocking hard until they answer when he knows they are inside,it takes about 20 minutes and they always come to the door --72.231.xxx.xxx

I would never take non profit agency rental assistance. How to refuse any money in NJ is a problem but I would find a way. In NJ we can't decide based on where the money comes from but we can say that income must be three times the rent and that would not be the case from an agency. You need to file for eviction. Probably he didn't go to their church like he was supposed to so they cut him off. --69.141.xxx.xxx

It sounds like they have overdue rent. Did you send a pay or quit notice, or a non-renewal notice?

Assuming you went the route of sending a notice of non-renewal (sounds like) of the month-to-month rental agreement, then you wait until the day they are supposed to be out to file for possession & $ damages. (In VA we can charge 150% for holdover rent, but of course you need to know OH law)

If you already started proceedings for eviction due to non-payment, then keep going through that process - which began with the P or Q notice.

Hopefully, you served them with both & should follow through with every legal remedy available to you. Do not hesitate. An experienced attorney is recommended.

You actually said add pressure immediately? What landlord are you and what vigilantie state do you reside, obviously not in America. All the landlord has to do is immediately file an eviction for non-payment of rent if the tenant or the agent did not pay the rent. You don’t chase the tenant or add pressure. By adding pressure on a tenant who can’t pay rent will only get get you in trouble by tenant claiming “HARASSMENT “ and calling the police on you. So RB if this is what you do, refrain from that as a lawsuit will net your tenants thousands of your hard earned dollars. That’s an I’ll advise --172.58.xxx.x

Vee, I never looked at the stand point of eviction as pressure from the start to finish. Now I clearly get it, It’s really pressure for what we have to do to get them out. The time consuming, running back and forth to court, and the aggravation of having a deadbeat in your premises who won’t leave already, it’s all clear now,. I replied to RB thinking putting pressure on the tenant means harassment. Thanks for the clarification. I’ll keep it mind whenever they default, it’s pressure time. Thanks again --172.58.xxx.x

Suzie-NJ, no harm felt here cause we trade a little pressure during the tenancy, gotta fix a door that closes but won't stay latched or some funny sound when kids sock get flushed down the toilet - of course we never know the socks are there till we snake the drain and have to charge them. Many landlords think late rent will fix itself but that never seems to happen, besides a court eviction what is there? --76.188.xxx.xx
