The mail box was flattened at the hwy; the new one didn't have any post but the resident handyman said it was no problem. I ordered another and it's here with me. Is there still no mailbox at the hwy. Should I take this one to the site, call the resident guy, go down in a taxi with tools? Guess it doesn't matter so much the better. Any thoughts as to doctor the tenny having to drive 5 mi to the post office? --71.75.xxx.xxx

Reinstall the rural mailbox. Even if your tenant has a PO Box, per USPS rules, they need a mailbox at the highway. Need to place to deliver all that "resident" junk mail. --98.146.xxx.xxx

Well, a friend of mine just had trouble with one of those rural delivery mailboxes. She could no longer cross the street to get her mail especially in this snowy Ohio winter. She had to write a letter to the post master who came out himself to see that her new mailbox fastened to the porch was acceptable. So this is no joke. If you can't drive and you have to take a cab to go install a mailbox post, maybe you need to find someone to do it for you and in a way that won't get hit and flattened again. For now until you do, the renter has to drive to the post office. --69.141.xxx.xxx

If the resident handyman says "no problem", I figure that means that you need to get the mailbox in your hand to your resident handyman, so he can put the new box on the old post, and voila, everything's back to normal again.

I had an issue with a rental curb side mailbox. The street during rush hour traffic was like a highway. The original box was set back from the street so the tenant could retried their mail without getting side swiped. The mail carrier just had to park near the curb and lean out of his

vehicle just a bit, not a issue. But, the new rules said the mail box had to be closer to the street if moved so the tenant could be hit by a car and killed -- that's the way the government wanted things.

So I left the original cement/brick base in place, having it GPS'ed in place by a licensed Land Surveyor. Then I replaced the standard mail box with a large steel box type with a door for deposits and a locked door for retrieval, on the opposite side away from traffic.

My carrier loved it but the Government said move it. I then had my Surveyor sent in his report and after inspection the mail finally continued to be delivered.

The moral of the story, things are never easy anymore. If something makes sense, then the government had nothing to do with it. --47.156.xx.xx

I would think that you need to provide a new mailbox to the unit. If mail is delivered, it needs a mailbox, and it is not the "tenny's" responsibility to provide that. A 5 mile drive to the post office is only acceptable for the shortest amount of time you take to get the mailbox back in. It should only be days, a week at the most. If you can't do it, then you need to hire someone.

We have our post off the road, with an arm that swings it out of the way when the snowplows come through. The best setup up here. --96.236.xx.xx

There are two vicious pit bulls brought in after the fact. So I don't know about myself or a handyman. Why doesn't the on site handyman fear the dogs? (He's not so handy since he won't be caring for me later.) They growled viciously at me prior. Interesting. --71.75.xxx.xxx

Is this a rural area? No fencing? Dogs roaming the countryside, wild and free?

You talk about an on-site/resident handyman. Is this the tenant, doing extra work in exchange for lower rent?

I have to revisit this lease to see about the pit bulls. There's a large pen chain link which they escape and roam the farm I'm sure to the cringing of neighbors.

I recall lightly penciling in a beauty spot beside the dogs clause.

We know the futility of cat/dog clauses. They bring them if they have them; dead or alive like it or not.

I haven't been to court lately but the last time lawyers weren't allowed at that point. No lawyers allowed in that particular magistrates.

The moment requiring a lawyer is if they do not vacate after eviction and the sheriff can't find the court orders.

Locally, we can simply set the new or repaired box on the ground to accept mail temporarily until a proper post is installed.

Without a mailbox of some kind I THINK the mail is returned, marked NO RECEPTACLE.

I like the chair idea.
