Know a guy who sprayed lots of mace in between the screen and the glass of the windows.

Heard stories of water shutoffs claiming city did it.

Breakers in other parts of the house mysteriously got flipped off, and couldn't be turned back on.

"I heard of a guy" here who was a big landlord back in the 60s-70s who pulled a tenant out of the shower and threw him and his stuff out in the yard.

After he told me that story he goes, "Now you can't do that stuff anymore!" Haha.

I hear of another guy here who has private access to water heaters and will drop the temp on the thermostat a couple degrees every few days on tenants when they get behind on rent. He said it's amazing how fast they call with the rent when they don't have any hot water.

I heard this one from a plumber about a landlord who died here locally a few years ago. The water to the house was supplied by a springhouse on an upper road that the tenants didn't know about. The plumber told me that the landlord would send him up there to pull the pump out when the tenants didn't pay their rent! Haha. That's a good one! --50.32.xxx.xxx

Back in the 70s my dad would tell a tenant they had 3 days to leave or he would put them out,if they didn't leave he showed up and changed the locks while his buddies would put there stuff on the curb,the tenant would call the cops and when they showed up the cop would tell the tenant he owns the house so you are moving,we are just here to make sure there is no violence,my dad was not much on screening tenants he would put in the first guy with cash,he wasn't much on maintenance either but me did well on those places.If a tenant refuses to answer a door or phone and it is a multi unit and I can get in the basement I have been known to turn off the water heater,nobody ever figures out what happened because it takes awhile before it goes cold and they always call about 12 hours later. --72.231.xxx.xxx

I have 4 rental properties in Puerto Rico, I paid water and electricity on all of them, if any of them wont pay the rent I call the companies and turned them off, so far no problem with the law, in another one tenant did not paid for two Mont and refuse to answer my calls and emails, so I send two friends ( that have the mafia/gangster looks) to let him know I was expecting his call, he call me the same day to let me know that he deposit the money in the bank, in another a lady who also did not paid rent so i send my handyman every day to lock the front door iron gate, after about five strait days doing that she give up and left the place. --173.61.xxx.xxx

I know a guy who occasionally switches from being a good landlord to being a slumlord when tenants start to go bad. This guy took his sweet time going to let a tenant in who locked themselves out in a just t-shirt and jeans in the dead of winter. Even better than pulling the disconnect... pull the orange thermostat wire on the outdoor unit. Now it heats when it's calling for cool. 100 degrees outside, 110 inside.

Hard to believe most of these stories, but I once knew a landlord that paid all of the utilities in a single-occupancy apartment, fully furnished. As the story goes....if the tenant got behind on the rent, this landlord would park his Bobcat at their front door and load up the bucket and put the dude's worldly goods in the dumpster straightaway. All evidence was erased that "he" had ever lived there. End of conversation. This is surely folklore, but I heard that he did it again a month ago. A friend told me about his brother having a tenant that quit paying rent and bragged about how long it was going to take for the eviction. His brother, a hulk of a man, walked thru the front door of the residence, strolled between the tenant and his visitors to the bathroom. I think my best one was back in the 70's. My mom never screened anyone. One group stopped paying. She went over and broke one of those big ceramic table lamps over the guys head.

When the police arrived she put on her little ole lady act, (she was about 50) and asked the cop how it vould be possible for little ole her to attack this big strapping man. Said he fell and broke the lamp, and now he owed her for damages. I'm pretty sure they moved out pdq.

Our best one. Guy moves in from Hawaii; asked if his girlfriend could move in, after she got out of jail. Was in for theft of goods where she had worked. Since it was not drug related or violent, we said OK. She was out on probation. This was 20 years ago, back before we had access to the court system data base in our State.

Fast forward a couple of months; the rent is late. Called to talk to our male tenant -- he was in Hawaii, the girl friend said -- his father had died and he would take care of everything when he got back in a week or so.

Next month, still no rent, and just happened to be in the neighborhood checking on another rental. Neighbor waves us over and was telling about the loud parties the girlfriend and another guy were having. Asked neighbor where the tenant we had rented to was, and he said "OH, he went back to Hawaii a couple of months ago -- the girlfriend and him were on the outs.

Remember now, this gal is on probation....we go over the next day while she is at work, and start cleaning the house out. Threw dirty clothes in with clean clothes, dumping everything into garbage bags, dirty dishes in with clean clothes, whatever was at hand, went into the bags. Designer cosmetics in the bathroom that I could never afford (wonder how she came about these?).

About the time we have everything loaded into her pickup truck sitting in the drive, and had changed the locks, she turns up and wanted to know what was going on. We informed her she no longer lived there and the pickup truck better be gone by 5 PM the next day, or we would have it towed. This was about 2 PM in the afternoon.

Later that evening, after dark, she called and wanted to know where the keys to the pickup truck were. We told her must be in one of the several dozen bags in the pickup, but we had no idea which one. Have at it! Would have loved to seen her going through those trash bags with a flash light trying to find the keys! Priceless!

We were pretty sure she would not call the cops, because we would have told the arresting officer she was on probation and living there illegally. --104.152.xx.xx

The story I heard was that my grandmother back in the 1930's owned a house with a downstairs unit in the basement. Whenever the tenant refused to pay the rent, for some reason, the unit would flood from a "plumbing leak". After a few days of sloshing around, the tenant would decide to move elsewhere and my grandmother would have the water pumped out of the unit and rerent when it dried out. I read somewhere that a LL purposefully designed his 4plex to have sunken floors in a bungalow layout - so as to have the toilet "flood" in the unit that hadn't paid - no eviction fees! --174.65.xx.xx

I heard a story about a guy who was friends with a group of doctors/lawyers who liked to put on their gear and ride Harleys on the weekends. I've got to get one of those Bobcats. Guy and gal are exiting. Guy leaves his boat on a trailer. She left the shed full of misc items. I put the shed items in the boat. Including yard trash that i bagged. Thought it was pretty clever of me. So this couple was no longer a couple...and i forgot to take that into consideration when i was busy cleaning up the mess left! As you may have guessed. The next morning i went back to clean inside, guy had came back to get his boat in the middle of the night...you can guess what he did... Plenty you need to have them sign over the boat title, that is how I created the marina in the city - told many tenants on Saturday I get house keys or we go to title place, you choose. I had an old building when I started that had fuses, we just remove 1 fuse when late - both when loud parties, exwife used to chase the nonpayer down the hall shaking the old stinky mop at them and we had great tenants who would help empty the contents down to the driveway while I was off racing motorcycles and sports cars. On the same page as Brad - one of my LL friends has a few apartments that he includes EVERYTHING in the rent (that includes internet and cable).

He said to me "when the lady next door is late on rent and say Oh I don't have the money now I will pay next week... I say OK and go into basement and disconnect her cable and internet ... she then calls me and says I have the money for you now".

The hot water works too (usually) ... but this one was quite a few years back and I was headed out of town and she was a few days late and I just posted a pay or quit on the tenant and she was trying to tell me that she wouldn't have the money for another week ...

She called me a day later and said "I have your rent - can you turn the hot water back on now?"

The only problem was that I didn't shut it off - the tank blew (unfortunately). But it got me thinking (evil grin)

I did the delivery of junk "long distance" once. Had a young military fellow who got a transfer and left a bunch of junk and a fair amount of damage behind (as well as failing to pay the last month of rent). I felt bad for him (his young wife became pregnant and instantly felt she was too "ill" to do anything; ran home to momma) until I walked into the second bathroom and realized he handled a toilet leak by simply closing the door and using the other bathroom, never notifying us and doing significant damage to the floor.

He also had the power shut off early with the fridge full of food. Luckily we were able to save the fridge on that one.

As an active duty guy the military was moving him. They were coming back to do this and had left boxes for this. I packed up all his junk including the old tires he left behind (I was tempted to include the rotten food but didn't) and had it all sent to his new duty station in Alaska.

Good to see/hear Radar (IN). We just had our 1st set out ever. They had cut off electricity day before. The heat pump needed repair, he hadn't told us because he owed Jan & Feb. His ex had paid Dec. Doing it legally takes time. Now we have another one going sour after only 5 months, but I am not waiting. Have already sent the 5 day pay or quit and ready to keep the pressure on!

One thing for SURE, I'd NEVER remove a toilet, even if I could legally. Take a minute & think that thing through to the end result. --71.51.xxx.xxx

Had a bad mother and teen age kids. Father got out of prison and died suddenly. Kids were selling drugs supposedly. Downstairs was empty so I put a couple of names on the mailbox and told upstairs that my cousin the cop and his cop friend were moving in. I don't have a cousin who is a cop. In the last week there was another post that the tenant could NOT understand according to the judge that she had to actually pay the rent...

In Pa we have to store the tenants property in a reasonable fashion for up to 30 days if the tenant says they want it stored.......of course this storage is at the tenants expense when they claim it.

My cousin has a dump trailer and a barn to store the items in so they stay out of the weather. When he gets paid he will deliver the goods - and will unload them too....using the dump trailer.

I was evicting a father/son set of losers. Their power was off and the city stopped their water. Problem was the water shutoff is in the basement and I was afraid that turning the lever off for the city would be too close to self help eviction. So I was stuck with the eviction.

This was a side by side duplex and the man next door in the larger unit (which the owner before us had lived in) sprang a big water leak. I told him to look for his main shut off and get the water off before we came. He threw every lever he could. We repaired a corroded galvanized line and turned his water back on.

The father/son losers in the other side suddenly moved out the next day, a week before their eviction. They left doors wide open and keys on counter. Place was a mess. Refrigerator with no power in the summer. Toilet was full and I could not flush because of no water. No water?

There was no water cutoff in their basement, but there was in the basement of the Tenant next to them. When he was trying to control the water flooding his basement, he shut off their water as well and I didn't even know it.

Lack of water finally drove them out and I was innocent. Yea!!!! --216.23.xxx.xx

My son said this: "do the crime dothe time".

Do it right. Since 1986 I've done a few self help. One time I was caught and had to go the court. Was finally charged with grand theift (there was also a car involved) for removing items. Did 3 days in jail. Cost 8K in attorney fees. Yes had the orange jump suit on. 5K bond (which the judge took his sweet time figuring) Had 2 pieces of bread - 2 pieces of balony 1-package of mustard 3 times a day. My roomie used the mustard pack for a desert. My roomie was very experienced at jail time since he had just gottin out of jail after 30 years for murder.(Reidsville)

Grand theift was for moving the car out front to a parking lot up the street. Cop comes and asks do you know where that car went? -- I say NO. He said that lady across the street said she saw you drive it away---- OPPS!!!!! don't lie to the police. Sometime I'll give up the whole story. --99.103.xxx.xxx

I also was tempted to plant bugs and a few garter snakes in a sfh where the wife was deathly afraid of them.

My partner, who was also my cousin, and I had a so so house in a not great, not horrible area. Rented it out to a young couple and the girl's brother. Went alright for 5 or 6 months and then payment problems. We told them if they just left we would not take them to court ( they were judgement proof anyway) and they would not have an eviction on their names. They took us up on it and everything was going well. In a couple of weeks they had most of their stuff out. I went in to check on it a few days later, and all that was left were two big screen tvs. Unfortunately, someone had taken a baseball bat to the wall after a party. Empty booze bottles and tobacco from making blunts on the ground. No sign of a breaking, whoever did it had the keys. We took the tvs and changed the locks. Tenant called when he could not get back in. Partner asked him why he trashed the walls. Tenant says that it was not him, someone must have broken in, and that he has to get in to get his tvs. My partner told him "joe, whoever broke in must have stolen your tvs, after they trashed the wall, cause they ain't there!" --73.141.xxx.xxx

Yea with todays camera's everywhere -- we'd be caught and be serving 20 years for witness tampering or some other relavant law. I try not to sink lower than some of the trash I have removed. Didn't say I didn't THINK ABOUT IT!!!!
