I want residents give proper move out notice. It is very easy online form so they tell us when we can show the unit, when they move out. why they move out......

Most tenants just want to tell me " I will be out on date.." by text or email. I direct them to fill the form online, but they are mad.

What kind of information required for other landlords for move out notice?

We send a notice to tenants 75 days in advance of their lease expiration date asking if they intend to renew and if not that we require 60 days notice. If they say they are not renewing we send them a notice of their move out date and the requirements for how the property should be left including all the chores they are required to do.

The end is where Landlord/Tenant relationships fall apart.

Tenants rarely read the Lease, especially how to end the relationship right. A call or a text message is enough for them. I ask for written 30 day notice in my Lease and only once in 18 years have I received written notice by certified mail.

When they call or text me a notice, I followup with a Move Out Letter stating when and how they served notice. Confirming the last day they are responsible for rent and utilities(they tend to want less than 30 days), clean up procedure, how deposit is handled, etc.

For most Tenants, a Lease is too long to comprehend. I used to do a Move In/Welcome letter that distilled important areas of the Lease to 2 pages. I think that helped keep things at their level

I have a feeling this is a battle you will not win. You have a great idea, but they don't care. You are only frustrating yourself by trying to make them do it your way only. The only thing that might work is an incentive to fill out the form. --216.23.xxx.xx

Are they really mad or just expressing frustrating cause there is another step?

When they call say 'ok, that's fine, there is one more step, that is to go online and fill out.... Tell them how. If you want to know and ask all the information them you are going to have to instruct them. Either verbally or at lease signing. To which no one remembers! --66.87.xx.xx

I don't really need or want to know why they moving I just want to give them back the deposit and a clean place is the easiest way - please wash inside of cabinets, windows, walls and each of the water fixtures. CJ, you want this form so you have a back up document that you can pressure them with to get out so you can show the unit faster. I'm also sure you would like to show the unit with them still IN IT if you could. You have been advised several times by LLs here NOT to try to show the unit till it is empty, repaired, clean and walk-in-ready. Your rush to get new people in fast is prob one of the reasons you have so many tenant problems. If you go slower, take more care to do everything right, you will have better tenants who give you less stress.

Thank them for the notice (no matter which way it is given) and tell them sometime before that date you will be checking on the condition if the place. Eyeballing, no arguing. Then wait till they are fully out to do the repairs and cleanup. You can start to advertise, but no showings till the place is READY. Does it mean you will lose a couple weeks rent? PROBABLY! But this process will be less stress on the leaving tenants, and certainly less on you. You will make a more comprehensive inspection, you won't miss any charges to the security dep. You will get better quality applicants showing an empty, clean place.

Rushing tenants out and new ones in is a recipe for future problems. Even if you miss a month's rent, it is better to have a empty property still in your control, that it is to have bad tenants in control. Trust the process. --148.255.xxx.xx
