It is frustrating new tenants do not understand the concept in maintaining garbage disposal. After signing the paper and explaining to them not to put any solids down and get a net to prevent kitchen utensils from dropping down. The first week they moved in and this is the problem. Went out to check and here I found leftover food scrapes and small knife in the hole. So the sink drains well, but not cutting up all the foods. Debating on replacing with a new one or let them keep it since they will eventually broke it. Maybe it is time to charge them a trip every time we have to go out there and find stuff down the drain. Any advices how to train these people???

I finally got tired of replacing them and switched to American Standard 1.25. It has a 10 year warranty and cost $90. (On sale for $70). Since I started with these I haven't had a single disposal problem. --71.75.xx.xx

Garbage disposals as soon as they break get eliminated from the property. I am on the fence still about ceiling fans and storm doors as I am quite fond of them and the tenants think the same. Garbage disposals imo add nothing to a unit but liability. --173.239.xxx.xx

When we rented units without disposals, the tenants would flush their garbage down the toilet- saved them trips to the trash can! Of course then the sewer line would clog. I have to admit, that never even occurred to me back in the day when I was a renter! --23.30.xx.xxx

As Sid said -wallet training- works same as smoking in my places, you can do whatever you can afford, we bill in the next rent cycle. Not to many left here to remember Carlton Sheets, he had a funny story about the neighbor at the summer barbecue, starts with the grill and chicken, then when cleaning up after the guys have stuffed a case of empty beer cans in the trash can the neighbor has a trash can filled and decides the best way to get rid of the chicken bones is into the disposal - and they bring a plateful inside, turn on the disposal and pour them in - the disposal gets stuck and the sink won't drain, so the neighbor is heading home and announces - you better call the landlord cause the drain is full! What kind of properties that do not have garbage disposal?

I guess if it is a nice place that is asking for $1300 or more would you see that it should have everything in there. Like fans, storm doors, garage opener etc. I know we are doing away with fridge, really want to consider doing away with garbage disposal for the cheaper properties if we continue to have problems.

Vee how would you train somebody from not smoking in your property, that seem to be impossible unless you move them out. We just had an incident where the tenants smoked outside and flicked cigarette butts across the yard and it lead to a fire that damaged the fence. We have pictures of cigarettes butts all over their yard and they are still denying that it was not them. So in a dilemma here. Good tenants but had an accident. Up east here no garbage disposals. Don't know any rental that has them and no one asks for them. Food waste goes in a platic baggie and then in a larger platic baggie and then to a large plastic garbage can. long time ago my wife & I were renters. maybe none of you were. disparaging remarks such as posted tell me many posters here in the wrong business. I have disposals in all my houses. I install them if one not there. I show renters how to use. I have replaced ONE disposal in 20 years. it was shot. I purchased a nice well maintained pretty expensive house in the best neighbor hood in the city 3 years ago. Came with the highest end appliances. Included is a garbage disposal. We see no use for it and never use it. I have a plumber lined up to remove it. Going to replace it with a reverse osmosis water filter which will then fit under the sink.

Of course this is my house and not a rental. I have some fairly high end units, 2000+ a month. Modern appliances but no garbage disposals. --66.30.xx.xxx

I provide a removable disposal drain insert that limits the size of objects going into the disposal. With the disposal running and the water turned on -- most of the time things are ground up and clogging doesn't happen. The product is a: Disposal Genie Garbage Disposal Strainer, Model #10051.

This product cuts down on 75% of my tenants calling about stopped non-working disposal. Still you have to tell your tenant that a disposal is used when cleaning off a plate that you already dumped contents into a kitchen waste basket. Just the residue goes down the drain. --47.156.xx.xx

I have couple units that have it. Not as many problems. Like Brad says, add it to the lease so there is no dispute.

I would add a clause about garbage disposals, ie “If we pull out anything that does not belong to garbage disposals , the tenant is responsible for the service charge” then define what can go into it - the disposal manual probably has a clause --216.208.xx.xxx

Alright I have been reviewing air-bnb places the last 8-10 months around the area of the Cleveland Clinic and University Circle where I have many places, none have a disposal or a dishwasher. I have collected a few dishwashers so I will try in the 4 bd places, about smoking in a -unit maintained smoke free- and that includes candle smoke in bedrooms (black streaks only visible above 18-24 inches), just do a wipe test and prepare a refinishing estimate for them to pay - in my area these seem to come in at 250-300 per room, I remind the tenants to have guests smoke outdoors to stay away from these current damages, in your case with a fence fire it is still on the property so I would split the cost. Wallet training is the oldest tool in the landlords kit, damage is damage - period and who else has access to limit or eliminate damage - tenant, this is hard to consider in a rooming house and when to collect - well the damage is apparent so why not collect in the next rent cycle? Many landlords sit on their hands thinking these problems will go away when the easter bunny brings things - nope, santa claus has extra room after dropping off the toys - nope, family visits for the end of school year barbeque - nope, what happens is the moveout expenses far exceed the deposit and now the tenant is trained the landlord really does not care about this place so leave what is not wanted at the old place, mr magoo the blind landlord will just forget about the holes in the wall under the kids sports posters and that deformed siding from the grill inferno will just wash off in the next thunderstorm - plastic siding must be faulty for melting? Good thing id did not catch fire and burn away that side of the house... Current damage - current repair bill add to next rent cycle - wallet training... --76.188.xxx.xx

Me? Momma picks the home and Momma decides on renewing.

Momma wants a disposal.

We list it as an amenity.

We install one in every home, even low end because they cram stuff down the drain with or without a disposal.

We install the $90 3/4 horsepower model. Spending the extra $20 gives no service calls. Cheaper than one trip to the house.

Cannot recall ANY service calls on disposals once we stopped using the $75 model.
