Many of the applications we receive are not completed correctly by the applicants. We state in at least 3 places that incomplete apps may not be considered. We ask for 7 years of history, and accounting for gaps in that history.
Most of the time, they do not fill in pertinent information we need, such as phone numbers for references, dates for residency or job history.
In our investigation working with what info they give us, we usually find that we probably would not want to rent to them anyway, due to evictions, unpaid judgements, etc.
Can we reject an applicant for the simple reason of the application being incomplete, without some sort of government agency coming back on us for unfair housing or something like that?

YES. I just attended a seminar by an eviction attorney. Missing information is just cause to reject & return the app. I keep a copy and return the original highlighting the missing blanks. I get 1 out of 100 back filled out. --75.22.xx.xx |

What's worse than the applicant leaving blank spaces is when a Partner, Spouse or Employee accepts a persons application and things like Social Security Numbers or other pertinent information is illegible. Then I can not run the person's credit -- if I enter the wrong social, then I'll have to pay again to run their credit. This is why I have a "portable copy machine" that I require a copy of the applicants:
a) Drivers License
b) Pay stubs with the correct spelling of their name, social security number and address.
Rents of large complexes often leave off their apartment number. It makes a difference in verification. --47.156.xx.xx |

I DQ for any false or incomplete info. This includes address history. I ask for 5 years. An example - I recently had a couple who were supposedly first-time shack-ups both moving out of their parents homes for the first time. Each of them had an address on their DL and a different address on their paystubs, none of which matched the addresses they used on their application. Automatic DQ. To me the only reasons someone would do this is if they have something to hide or they think I’m too stupid to figure it out. --70.178.x.xx |

On our applications the main parts some applicants skip are questions that ask "have you ever been evicted?".
A check with our online Marshals Service typically confirms a history of such DESPITE OUR ADS STATING NO HISTORY OF SUCH.
The mindset must be "if I don't answer it didn't happen".
The application clearly states it must be completed in full to be processed. When it isn't I'm not spending time hunting this stuff down. I just shove everything back in an envelope and ship back to the applicant with a printed page that it was rejected because of an incomplete application.

I have been using an online application service. Applicant is given a place to attach id, paystubs, employment verification. This application is very user friendly, and yet over half the applicants will pay, send in their incomplete application, wait about an hour and start asking if they are approved. Whenever I ask for the missing documents, that usually ends it although they could update their application at no charge.
With few exceptions incomplete applications = Scammers/Liars.

NE (PA) - in the case of a 20 year old, we require a co-signer, and the co-signer must own a home in our state, and have a good credit history.
Because the applicants perceive us as a "mom & pop", they think we are not going to check like the large apartment complexes require.
I had a middle-aged couple show up yesterday; they took an application and were to bring it back today. (I had already checked them out on our State's Court website and knew they would not be approved -- an eviction last year and he had been arrested and served time for meth).
I was not really surprised they did not bring it back today, because they already figured by the detailed application we would check them out.

Yes, you can reject for incomplete information. How can you do your screening without information? Rejection is "unable to complete screening due to missing information on application". Keep track of why you rejected.
Just a suggestion. Right above the signature line. In extra tall, bold letters, you put "applicants will be rejected for in complete application or false information on the application."
You know, just in case they want to whine about it. That makes it difficult to claim that they didn't know.

In our experience incomplete info is usually a way to “lie by ommission”.
If you reject you must reject ALL incompletes. Must treat EVERYONE the same.
Tip learned from Mike Butler: NEVER write on the original app. It is your only evidence to defend yourself. Make a copy to scribble on, esp if you ask for the missing info.

I used the same online application process that Sisco does, and he's right: EVERYONE, even the little "nana and papa" land lords with 1 unit need to learn how to leverage technology to avoid wasting time.
The process we use allows you to custom design your application. There is a box I can check next to each piece of information to make the box required or optional. That means the applicant cannot submit an incomplete application. It is IMPOSSIBLE to submit an incomplete application, if you make it that way.
I cannot control the quality of the information they provide....they can still type "ABC...123" as their land lord's name, but then I just reject them for being goofy, which is not against fair housing. If they want to waste their app fee, that's up to them.
Time to update your business practices, if you are concerned about saving time and following the law. --173.17.xx.xx |
