If I have choice, I do not want to rent to people just only want to stay for 1 year because they want to buy a house. Will that cause me trouble? I told them we lose money renting to people only stay for 1 year. They still want to rent it.

Require anyone who wants to live there a two year lease. Regardless of what they want. Say this property requires a two year lease. No matter who tenant is or what they want. You could include a early termination fee so if they want to stay a year they cam but you will collect the early termination fee. --66.87.xx.xxx

Maybe you should consider offering either a two-year lease or a one-year at a higher rent that IS profitable. Personally, I think they make responsible tenants and they usually leave the place in good condition.

The reality is you can not force them to stay but you can charge a few months rent based on your court behavior about the long lease - everytime I see a landlord in court trying to grumble about the lease longer than 12 months he tells the manager/owner he only grant 2 months of rent even if 20 are unpaid because they have not elapsed yet... --76.188.xxx.xx

There is no telling what will actually happen in a year. If they want a year lease, I would give it to them if they are otherwise qualified. An applicant who has aspirations of buying a house, even if they never do it, is likely more reliable than someone who hops from one rental to another.

I don't see any downside to taking this tenant for a year. Oh and there's no guarantee the house will be "perfect" at move out whether they stay one month or ten years. --155.201.xx.xx

Our standard is a one year lease. We do offer shorter term leases, but charge anywhere from $25-50 per month EXTRA. You could do that with a one year lease or a two year lease. If they choose two year, then the rent is less per month. If one year, the rent is more per month.

As far as getting just about any rental back in "perfect" condition, forget it. We have had tenants stay only a few months, and when evicted for non-payment, it was as dirty as if they had lived there 2 years.

In over 30 years of being landlords, we have only had 2 properties come back to us at the end of the lease in move-in condition. Those were exceptions by far.

We really think a lot of them move because they can't stand their own dirt any longer!!! --75.103.xxx.xxx

In my experience the tenants most likely to leave after one year are unmarried couples under 25 years old or so, or young roommates. Those are the most unstable living situations.

Unless someone tells you they just moved to your area for a job and want to rent first before buying, I wouldn't put much stocks in claims that they're going to buy.
