Well, I haven't heard anything from my mold guy since Friday. I drove by the property today and all his stuff is out of the yard, his vehicles are there. I'm assuming that he's home, since he's always home.

I'm really leaning towards not contacting this guy after being 99.9% sure that he was out of his mind high the other day. How would you proceed from here?

Would you let it go and not do anything?

He was loading a truck up the other day.

Would you call him or text him and say hey dude, I know it looks like you were moving out the other day, just checking in to see if you still are?

Would you call or text him and say hey dude, how are you making out with the mold?

I really don't want go that route, because it may imply that I am agreeing with him and admitting that there is mold in the unit. Which I am absolutely not.

Would you simply let it go and wait a few weeks and post a notice for him to vacate? I have a feeling that S will hit the fan if I do that just randomly showing up. (Not that I care that much.)

If he was as high as I think he was on Friday, there's a good chance that he doesn't even remember me being there.

Go by about 10PM and see if the lights are on.

Is rent paid up? If he's there and rent paid, wait a few days and see if anything happens.

I am hopeful that you know this, but people who have drug stashes at home are SUPER jumpy. No surprise visits.

Maybe use the "I need to check on the HVAC/change filter.", as a non confrontational reason for a visit. Call, text, mail, etc...a notice.

I have followed this thread a little bit and realize that you are waiting, so as it does not to appear to be a retaliatory eviction (and that's smart), but you really need to get him out quick. If he doesn't trash your house, someone looking for his stash will. (Not trying to add salt) Even worse, if he is dealing, all of your future tenants will be getting knocks on the door at 3am because "I know this guy."

I would probably call and say something like "I was just calling to check on you, you seemed out of it the other day, I also noticed you were moving some things out and wondered when you were planning on giving the unit back to me"

I would assume the storm is over for awhile and if there was nothing done that would stand up in court as a reason to evict I would have to wait on that here in NJ. If he does not pay then evict immediately.

He's a scary guy and if you want him out I hope the PA courts side more with LLs than NJ courts do over issues other than rent.

Is there anything in your lease that would be grounds for eviction that he has done? Maybe wait for warm weather when a judge is more likely to put someone out and you get to have some income from the unit.

The NEXT REALITY TV Show: D.E.A.D.B.E.A.T. Tenants go viral. This would be a 24/7 series. There would be plenty of material for another 2 or 3 channels to handle all the material. WHY? because people do S.T.U.P.I.D. stuff!!!
