My triplex had a free for all yesterday. I got home from walking my dogs to see texts and missed calls from apartments 2 and 3. I never take my. phone on walks for this reason. Bad news can always wait.

Apartment 1 has a married couple who have been only a little bit of trouble.(He does not like repairmen coming during business hours as he sleeps all day.) until now. Two months ago, unit 3 called the cops during a loud argument with screaming in unit 1. I sent a written warning to unit 1. The man is on disability and according to the neighbors, a drunk.

Yesterday, unit 1 had another loud fight and the man took off. He then walked into both of the other units which were unlocked. The other units also have couples in them, but the women were alone and totally freaked out. He said he wanted to use their phone.

Then his wife called the police on him and that is the last I heard. I sent a text message to the wife to call me. They are now month to month after their 1 year Lease term ended. I am planning on giving unit 1 notice to move by March 1.

I see no way of keeping them with every other tenant in the house freaked(The men in 2 and 3 aren't happy either).

How else would you handle this?

I would encourage tenants 2 and 3 to file a complaint against T1 for breaking and entering. Possibly ask for a TRO.

I agree the tenants need to call the police on the person entering.

Since Month to month, just give written notice, don't give a reason if you don't have to by your laws. Maybe offer to pro rate and return if they are out sooner than March 1 if you really want them out. --96.236.xx.xx

Post notice to for non renewal for Unit 1. And send notice to 2 and 3 if they want to terminate their leases too. They may no longer feel comfortable to live in your unit. So give them notice if they want to terminate the lease they can... --99.56.xx.xx

I would give unit 1 the nonrenewal. Encourage units 2 and 3 to lock doors. In this instance, I'd make efforts to talk with your renters in 2 and 3 and assure them that their safety and sense of security is important and that you are asking unit 1 to leave(after you've done so) --107.77.xx.xx

If you don't want to lose the other tenants, go over and take a look at their locks and upgrade or add deadbolts if that would improve security.

-they could see he was drunk

-come on people, lock your doors. The whole thing about “we never lock our doors” is a thing of the past. We have more theft at our homes in the country than homes in town.

We lock our doors when we’re home for basic self protection.

His behavior is not your fault. But allowing him to continue to live there would be. So give proper notice, offer cash back for an early move, and let your other tenants know you will take care of the problem.

I sympathize with the situation. But it irritates me that they think this is your problem to fix. What if the drunk neighbor lived next door and not in your rental? Would it still be your problem to fix? What if it was a condo complex and the drunk owned the condo next door to the one they were renting? In that case they wouldn't call you..... They would call the police or learn to lock the door. It's actually to your advantage that the drunk is your tenant because you can get rid of him . When my neighbor shows up drunk at my house I handle it like a good neighbor. --66.189.xx.xxx

RentsDue, this IS my problem. I require my Tenants not disturb their neighbors peaceful enjoyment of their apartment. They were fools for not locking their door(I don't lock mine all the time either), but he certainly ruined their peaceful enjoyment that night. Vee's right, these problems escalate over time as alcoholics in a downward spiral are unpredictably chaotic and dangerous to all. He is violent to his wife.

I'm just trying to look at the whole picture......the one his free eviction attorney is going to paint. His poor downtrodden client is the disabled underdog who is being ganged up on by these other tenants who are helping his LL retaliate against him. After all, alcoholism is a disease. We all know it's BS, but why even deal with it. He is MTM, take that as the blessing it is and end the tenancy without saying why. I know you are a smart lady . --66.189.xx.xxx
