Here's a question for the math brains and landlord relations bureau:

Tenant is leaving February 18th. She asked if I would prorate her rent of 18 days based on a 365-day year average, instead of the 28 days in the month of February which would cost her $200 more than an average for the year or a 31 day month. She has been a decent tenant.

What is your inclination?

Thanks for your opinions. --99.203.xx.xxx

NoKate, no pro-Rating, Full month, doesn't matter which month it is.if the rent is $800.00 a month for a one bedroom, like in this area which is cheap ,then she pays $800 , even for two days, I think most on this board would concur, even a judge..................charlie............................................ --174.199.xx.xxx

No. She got a free day every month with 31 days. It balances out. --174.216.x.xx

I will prorate the rent if I have another incoming tenant. I rent to students and my leases end on May 28th so I have time to do a turnover. Sometimes they ask for a rebate, but I don't allow it unless another student can move right in. --32.215.xxx.xxx

Did this person give you proper notice? You sound nice and a little green (no offense intended... we were all green at one point). My answer no way.. hold the person to the terms of the lease.. it sounds like they're not abiding to them and the Feb special proration request is in indicator this could be the case.

Good luck! --70.195.xx.xx
