I have looked at many. For some reason this is rarely discussed. I used to use Rent Right. For the past 2 years I have been using landlord max and love it. It's inexpensive, easy to use, and gets it done.

Also, it is a Canadian company, and it's $200 for an unlimited number of units. You can't beat it. Their support is great, too.

I use the local version, not wanting to keep my data in the cloud.

You couldn't pay me to use Quicken. But that's just me.

I use Buildium. Been with them since the start. I use it for management only; I don't use the accounting part of the software. It's OK.......not any worse & not any better than anything else I've used over the years. I do like the ease of the website integration & syndication to national databases like Trulia & Zillow for rental listings. Although with most people looking for properties on Facebook my website traffic is down which is to be expected. Reports cover the spectrum from owners to tenants to HOAs (if you're so involved).

I use QuickBooks for my accounting simply because that's what was set up when I took over the chair 13 years ago. In that respect, if it ain't broke, I ain't fixing it.

There's a bunch out there & more coming all the time. Google & try a few out. Most have a free 7 day trial. You will likely find that most offer the same basic package with a few different bells & whistles here & there. Price will be your big deciding factor. --104.128.xx.xxx

Many of us use Quickbooks which handles the vast majority of managing properties. Setting up the ancillary services you need to keep a complete record of finances and documents by property and tenant / contractors is relatively simple.

When I started I had both QB and a PM software and found that the software was an unnecessary expense and didn't provide anything that the applications I already had couldn't do better. --71.75.xx.xx

If I try to provide a link for reference when someone asks for info it is always rejected. If I spell it out it is still rejected.

I've asked Jeffrey about how we can circumvent this but he seemed surprised by it. It is obviously to prevent spam but one would think that regular posters would be exempt.

I still use RentRight 2 but it won't work on anything newer than Windows XP. I did get it working in Windows 7 Profession using the Windows XP Window. My mom uses Rental Property Manager 2 (by Source IT).

Most software today is online (in the cloud). I just don't trust having my property and tenant information on the internet somewhere where others can try to get to it and who knows if the place will be in business the next time you go to use it. These are my worries, but maybe I worry too much. --99.165.xx.xxx

Wow, another Rent Right user! I loved that program. I agree, I would never put all of the information in the cloud. Way too risky.

The other problem with RR is that that you needed to connect with their server to validate your license. Of course that server is off-line.

Landlord Max is easier to use than Rent Right, by the way, and a lot more functional. --76.120.xx.xxx

Jeff, RentRight 2 didn't need to connect to the server. You just have a license file. When you set up the new computer, you have to set the computer's date to the date of the RentRight 2 license file and RentRight 2 will recognize the license, then you can set the computer's date to the current date with no more issues. --99.165.xx.xxx
