Per Sisco's suggestion, I've started to market on Facebook "market." Interesting....tons of views, quite a few responses. No "sales" yet, but generating lots of buzz. One side-effect: I now can find people on Facebook easily. They sent me a message, I click on their picture....boom, straight to their page.

I have seen some interesting pages. To think, I would've had to search for these people back in the old days and maybe sort through a dozen "Joe Smiths" before getting the correct one.

Another good screening and marketing tool!

I posted a few about a month ago. Nothing really "changed" for me on the responses (such as "interested" or asking the same questions like what is the rent or where is it even though it was in the ad, etc). I did like the click on the picture and you can see who it is and find out a little bit about them.

I didn't get anywhere with the FB ads. I'm not sure if it's the fact that people are now selling EVERYTHING on there now (I see TV, Beds, houses for sale, washing machines, couches, etc). It's getting a bit ridiculous in my opinion.

You would think that if someone started a FB page strictly for real estate it would stay that way and not get gummed up with all of the other stuff. --69.201.xx.xxx

I think what happens is that when people post ads for sale they are able to just click thru every group they are a member of & post. Regardless if the item for sale belongs in that group or not. I spend a lot of time deleting ads from the 3 rental groups I admin that don't belong there. And when admins don't police their groups like they should a lot of junk ads get thru. Sometimes I'll even shut the comments off just to avoid 20 people tagging 20 other people & make them communicate with me in the manner I require in the ad. And to stop the dumb questions that if people just read the post they would know. At least with ads in the Marketplace they can't tag other people or leave comments; they pretty much have to communicate thru Messenger or your preferred form of communication.

We use Facebook for a lot of our advertising. We belong to FB Real Estate Pages in our area. We rent quite a few that way. It is FREE, and it is effective for us. No one seems to read newspapers anymore, so that is a waste of money. We also use Zillow (Postlets) and Craigs List. FREE!

Also, we can kind of pre-screen the people that respond through FaceBook. If they have lots of weird stuff on their page, we know we don't want them for tenants! If they apply, we can usually find a good reason to not rent to them that is legit. --75.103.xxx.xxx
