I have, over the last 2-3 years, been gradually replacing my lease with the Brad 20K lease I bought a while ago. While it has similarities of

course with my old lease there are a number of more modern issues it addresses that my old lease did as well as formalizing things that my old lease did not but that have netted me a better return.

So while I have appreciated the lease I have never had a tenant compliment it until today. This lady is a professional and I could tell was knowledgeable about how professional business should be conducted. She actually read the majority of the lease and with each page would say things like 'ooh that's good' and 'oh yes, that really protects you - that's a great idea' and 'this is a very thorough lease - much better than our property management's lease.' I just kept saying that I wanted our arrangement to be a good experience for both of us and that the lease sets the ground rules for all of us.

So it was a nice aimiable lease signing during which they got to see that I take my reaponsibilities as seriously as I take theirs and that we are in a business relationship. And what communicated the nature of that relationship more than anything was the lease we all signed. Thanks Brad.

I remember you were one of the first to jump on the ELT bandwagon at Convention.

I got it too. Tenant was chucking reading something like “landlord is not responsible for the tenant’s personal life”.
