I have an interesting situation.

I have old tenants who moved away a few years ago that came to look at a vacant unit yesterday.

They were in my unit previously for a little over the year. Always paid rent on time.

When they left, it was with no notice. Their SD was void for no notice and there were a few other expenses I tacked on. Truck load of junk to the dumpster. No kitchen waste type garbage, just like speakers, boxes a chair. I can't remember, just clutters junk. A little touch up spackle and paint, an area of cat litter on the edge of the yard cleaned up and a deep clean by my cleaning ladies. They weren't pigs, just not squeaky clean and didn't clean when they left.

I'd say C class tenants.

I sent them a bill for final balance due of around $500 and they immediately sent me a check for the balance. Therefore, not sticking me with money owed or making me chase them through court.

If they were to screen out again, would you take them?

I'm thinking possibly, but with a double deposit or not at all.

They sound like the perfect class C Tenant. Most C Tenants would not have paid the bill you sent for damages beyond the security deposit. As long as they pass your screening again it sounds like you just filled a vacancy. --73.236.xxx.xxx

If you hadn’t rented to these folks before but their former landlord had the exact experience with them that you had would you rent to them?

I would be inclined to consider them but would want additional deposit as well as good behavior since they left you. I like the fact that they paid their bill you sent them. I’ve had very few do that over the years. --166.137.xxx.xx

I would. They may have learned to keep the house cleaner and give proper notice from having to pay you last time. If not, they may be ready to write another check to pay for your clean up again this time. They messed up your house and made you work to clean up their mess. They purposely poo'd on you and you accepted it. They could have cleaned it up themselves but made the conscious decision to leave it for you, so YOU could miss dinner with the family to scrape up their stuff. That time is lost forever and would have been better spent on the next rehab, not re-fixing what you fixed earlier.

Safe to EXPECT them to leave another mess. I don't want more work. This time around the mess might will probably be bigger and they are less likely to pay. Been there.

You get what you allow, but doubled the second time around.

Don't be lulled by the person who promises to pay because they paid you earlier.

Don't be lulled back into mediocrity. You have some big goals and this scenario does not fit into those goals.

Spend your time and find a nice clean family.

Aim high and stay strong.

I follow what WMH is saying but leave the fluff off, we have 1.5 rent value deposit - they did pay promptly for the work needed to get ready, they left quick but you were compensated in a timely manner. So going forward having more than 1 month rent value in deposit will not harm you - will it? I went to 2 x rent value about 5 years ago and the tenant bulloney went down. --76.188.xxx.xx

Would be interesting to speak with them. Then combine that info with whether anyone else was available for the rental. If there is not second choice in December or January then you are looking at two empty months.

The notice...I always wonder, did you stress that they needed to give notice to move? I have several prospects that seem to think the lease is over each time the rent is due. Don’t seem to be bad tenants just don’t think about it the same way we do. They feel as long as they are moved out by the rent due date, they filled the requirement and don’t owe rent. In your situation if I had a house they qualified for I would try again. I would stress at the lease signing and possibly highlight the notice to move, elt or what ever your policy is and the need to have all items removed and how you would like the unit returned to you. One of the speakers has a move out package and I really like the concept. Some tenants need instructions on how to move out, if not they may feel just giving possession back is good enough. --67.236.xxx.xxx

NE, just remember that PA does not allow you to keep any deposit amount that exceeds one month's rent beyond one year, whether SD or "last month" rent.
