I have received an application from a junior lawyer at a firm that specialises in personal injury and insurance lawsuits. I know what the conventional wisdom is in such circumstances but I thought I would post and see if there are any countervailing views. It is Christmas, and applicants are few.

I just tangled with a young wipersnapper trying to make a name for himself and build his business. He cost me THOUSAND$$$ to defend myself with piles of filings, was rude, and eventually let go by his employer, AFTER making my life miserable for months.

Life's too short and the world's too big to accept a lawyer.

Do NOT let winter intimidate you. By actual count we sign as many leases in Dec and Jan as most any month of the year, even without a winter special.

Yes, people move every day.

Make sure he has a salary and you get real proof of that. Some of those law firms only get paid if they get a result for the client so he may not be getting paid much actual salary. I find lawyers to be not honest. --73.33.xxx.xxx

As you know the ontario himan rights commission demands that landlords NOT consider the source of income.

-did you have any other applications you were processing prior to this one.

-was the application 100 percent completed and legible

-were you able to confirm validity of all information on the application

-did the findings meet your standard of approval

-do you accept smokers......do you have any reason to believe they might smoke

-do you accept pets....... do you have any reason to believe they may have a pet

-are you looking for a long or short term tenant....is that the same type of lease this applicant is desiring

- do they require parking......do you have parking for them

-have you received replies from ALL former landlords

-does the applicants credit score meet your min requirement

-is the applicants move in date the same as the same as the date your rental will be ready.....or do you need to clean, repair, renovate and are uncertain of the availability date

- has the applicant visited the property, I am reluctant to rent to a tenant who has not actually come to the property and seen the neighbourhood and check transit schedules and traffic congestion..this is becoming a problem in toronto.

- have you actually met the applicant......I do not like to rent to parties I have not actually met

-will the aplicant be able to pay first and last within 24 hours of approval....this is part of my screening process

-have you confirmed the applicant is actually the person they claim to be...no sense processing an application unless you are certain of their identity.....fraud is a huge concern these days.

Ontario has very low vacancy rate where tenants have very little choice. For years the number of smaller operators have left the rental housing industry. The consequence of that is tenants have to take or leave it. The purpose of rent control is not control but bankrupt the private rental housing providers. As long as the rental unit is filled then who is discriminating. Most do know it but the fringe tenancy advocate chairs are actually homeowners. If you go into the website toronto tenants.org then why will not tell you who is in charge. It is easy to be a critic when you are receiving generous government subsidies where not even a nickel is being used to provide non-profit rental housing. Come on sell your houses then invest in non-profit housing instead of calling everyone else pigs. --184.147.xx.xx
