Happy Holidays to everyone! I have a goal to do some mission work overseas and I still manage about 10 sfh rentals. I am looking for ideas and a phone system that I can carry on the business while away. What are some good methods other than email and skype? I have an Iphone how can I use all the modern tech to do this? Any knowledge and experience would be so wonderful.........thanks in advance!

I lived in Japan for a number of years and found it best to hire a property manager. I then managed the PM by monitoring all property activity on a spread sheet. I received copies of all invoices monthly and could tell you the operating expenses of each individual unit. A number of times I caught jobs that where charged for twice and had the PM correct it. I could also tell when there was unusual increases in utilities and then got the PM to check for water leaks etc.

The point being is that PM's do not scrutinize invoices and bills as it is not their money but they are a big advantage by being a physical presence.

It would be good to have a trustable point person in the area of your rentals. Also, it would be advisable to pull a S i d and have a list of good contractors per trade around three or four contacts deep just in case.

I had to manage one SFH from Italy, and the biggest issue was when the tenant went against the HOA rules and put up a satellite dish which upset the neighbors. If you know that your tenants are reasonable and won't take advantage of you or your rules, you should be in decent shape for the duration of your mission.

I once saw some American missionaries in Downtown Napoli in Italia, and I felt a bit bad for them because the locals were and are tougher than tough with outsiders and much more with foreigners in general. Best of luck. --172.10.xxx.xxx

Also, please be extremely careful about carrying your iPhone around town or even on trains and public transportation no matter where you go. I have seen and heard of so many phone robberies all over Europe, including all over France, Spain, and Italy. Someone was killed by a thief over an mp3 player in France back when they first came out. Also, please do not wear any gold jewelry or a fancy watch anywhere in Italy. I worked in the jewelry sector in Southern Italy near Napoli, and everyone, including big strapping sports figures, were robbed if they have a fancy watch as they walked around town.

I manage the majority of my rentals remotely with little problem. That being said, when I'm traveling where there's a significant time difference I give my dedicated tenant phone to a trusted experienced person to field calls. I don't want to be answering the phone at 2am dealing with a water heater. Of course I compensate them for their trouble. They can always contact me by my personal phone if they have questions but that rarely if ever happens. I also agree it's imperative to have a stable of loyal service providers to address problems. Verizon has an international plan for $10 day and you have access to the same data & text as in the US. You do need to check the countries serviced by the plan and also make sure the phone is compatible.
