I have an old gas on gas cooking/heating stove in one of my rentals. It's a stove with the heater on the side. Works ok, but I want a newer gas stove and heating source.

Some have suggested a mini split but that runs on electricity and I have natural gas for heating now.

I am thinking of an Empire through the wall unit. I've heard good things about them...anyone have these units? I would have it in the kitchen and it would heat the whole apartment because of how it's laid out.

If someone closed their bedroom door it would be colder, but I don't want to install electric baseboard as tenants won't use it...by experience I know this.

Any suggestions of Empire, Rannai, Cozy, Williams heaters? I read where Empire and Rannai give the best warranty.

I heat with wood and LP vented wall heaters. We tried 2 vented Empire heaters and could NEVER get the pilot to stay lit. In fact, we never used them. A contractor took them off the wall to work on and did not bring them back. End or relationship. Then we had a different contractor install 2 heaters in my house(living room and bedroom) and a big one at my mother's house on my farm. These were all Williams and performed well over a period of nearly a decade. Then the heater in my bedroom went out and the pilot apparatus was replaced but it also would not stay lit so I am looking at new with an electronic ignition. These do not have a fan and I placed an Ecofan on top of all them. An Ecofan transforms heat energy to electric to drive the fan without a power source. I have 2 Ecofans on my wood stove an love them. So I would vote Williams over Empire anyday. I was told the pilot was assembled in Mexico now. --216.23.xxx.xx

Wow Lana, I haven't heard of these fans, but I have a small natural gas stove in my own living room and I have a table top electric fan on top for the very same reason.

I thought Empire would have been the better stove. Home Depot sells Williams heaters --32.215.xxx.xxx

I have some Williams wall heaters in a couple of places. Had them installed about 15 -20 years ago, and have them cleaned and serviced each fall. They keep going.

Have used a Rinnai direct vent RHFR-556WTA for some time and been happy with it. However, the timer controls might be a bit complicated for a tenant. We also have Williams B-vent heaters. Have had to replace thermocouples on them on a fairly regular basis, but otherwise been happy with them as well. --74.70.xx.xx

Expensive but for even heat install a high efficiency wall mounted boiler then install copper finned radiators through out the rental unit. The boiler can vent directly through the wall for combustion air and exhaust. Some jurisdictions do not allow where a demand water heater is used for where the demand water heater will cost a lot less then a boiler. For a split heat pump a high efficiency unit which can operate at colder outside temperatures. You can always view videos on You Tube about different types of heating sources. Lowest cost units have the lowest efficiency ratings where high energy costs can make the rental unit difficult to rent during the winter. Upgrading insulation, windows then the heat loss is reduced where the HVAC system can be downsized. --74.220.xxx.xxx

Thanks all. I talked to someone who installs heaters and I will have him look at the kitchen wall to see if there is enough room for the furnace.

The mini splits were very expensive. Someone suggested electric heat, but I think that scares people. The house was built in 1900 and not well insulated. The attic still has some knob and tube up there so energy companies wont put insulation up there because of that issue.

CT has probably the highest electric rates in the country. --32.215.xxx.xxx

Here when a older house is sold the new owner has upgrade all the electrical with new wiring along with a 200 amp. circuit breaker panel for insurance. Even with heat pump 240 Vac wiring maybe required. Look at any government programs for incentives to upgrade insulation. Here some older houses are so poorly insulated the furnace has to run non stop to maintain temperature. Sooner or later something will have to be done so there is no economical way or selling then buying something newer. --192.81.xx.xx
