Well, that was easy. So Far. Got a call a few days ago from a distraught tenant, GF1. Her girlfriend's 15-year-old daughter has been causing real trouble - cops called, runaway, cutting, stole neighbor's bikes, etc. She is now in a group home but will be back home soon. Apparently the GF1/GF2 relationship has ended and they are just co-habitating, but then GF2 was fired two days ago.

So I wrote to GF2 and said, "Heard we have had some issues over there. Would you like to end this nicely and we'll all part friends, or do we need to go to court?" She chose the first option and we are moving to end the lease on January 31st. Place will be cleaned and ready to occupy. All perfectly civil.

GF1 is moving in with brother, GF2 is moving away.

Reached out to some previous applicants and have had some interest. Will be listing it for February 1st if they don't pan out.

Sounds good, WMH. I almost never talk to my tenants on the phone - just e-mail. I couldn't imagine being on the phone for more than a minute or two with a tenant or vendor.

My perspective is just different. What works for one landlord may or may not work for another. --76.120.xx.xxx

They pay every two weeks, so they are paid up right now. And it was agreed that they would pay full December and January rent. I don't think it will be an issue, because GF1 is a pretty responsible woman with a good job. She wants to rent one of our small studios when/if one comes available, so I think it will get paid. Also, decent SD in place so we are good. --173.22.xx.xx

FYI - my partner and I have been together 14 years. Not everyone are flakes. 14 very loooong years. ;) jk

And in all that time we have never had a fight or cross word. We "make" arguments, we don't have them. Of course we don't have kids to drive us nuts. ;)
