Do any of you maintain smoke detectors for tenants? In particular simply changing the battery. My Lease requires tenant to do so and so does the Indiana Codes, but I have an upset Tenant over the issue.

My handholding PITA tenant tends to send text demands such as "I just heard a mouse trap go off, could you come take the mouse and reset the trap?(She has mice because she is a slob and I provided the snap traps for her)". Her needs have been endless but I usually just sigh and send someone over the next day.

Yesterday was, "My kitchen smoke detector is chirping and it's driving me crazy, can you sent your guy over to fix it right away?"

I sent,"Detectors chirp when the battery power is low."

She sent, "Please tell him to change the batteries in my living room and bedroom as well."

FINALLY OH FINALLY I GOT TO DO IT!!!

"Replacing the 9volt battery in the smoke detectors is YOUR responsibility under both the Terms of your Lease and Indiana law. Please refer to Clause 9 Tenant Maintenance Responsibilities on page 6."

You are not bad. Good you took charge. If not, what new demands would they have - take trash out? Provide toilet paper? Do dirty laundry? Clean dirty dishes? The list would be endless.

By the way, go check your smoke detectors. They probably just took batteries out of yore them down. --23.121.xx.xxx

For a few dollars more, they make smoke detectors with sealed batteries that are good for 10 years. This takes care of the battery issue, they can't take it out for other uses and you don't have to worry about replacing them. --96.236.xx.xx

No you werent bad.......this was out of hand and would probably get worse.

I suggest you go a step further......require written confirmation from her that the smoke detector batteries were changed! Tenants disabling smoke detectors is a common and serious issue. In my area the landlord is usually the person who is blamed and fined when this happens. --70.30.xx.xxx

In California the landlord or his employee must test smoke detectors every 6 months. On my battery ones I change batteries every 2 years. Our old lease did require the tenant to test every 30 days which was a joke.

This does make a great legal excuse to be inside the property with proper notice. With changing furnace filters i’m there 4 times a year plus any needed repairs. --75.22.xx.xxx

I hate to admit this but in my 20’s, I actually called maintenance in an apartment about a chirping smoke detector. Had no idea what it was as I had never lived anywhere that had them. Now in our apartments use the 10 year battery ones, big improvement. --74.140.xxx.xxx

I am with Jim in OC. Even though it is not the law in Idaho, the apartment association is recommending that LL replace batteries and test every 6 months for liability reasons, If there is a fire in your properties, you want PROOF that those smoke detectors were operational.

Lana,when the tenants move in and sign the lease,I also have a separate paper pertaining to the smoke detectors in each room,where I have them test each detector and sign that they are working and put the date.and will change the battery when necessary.That stays with my copy of the lease,If they burn the place down,Tough!......charlie...............................................very tough....................................... --174.199.xx.xx

A wired smoke alarm with a battery back up the battery lasts a lot longer. If need some cheap batteries then a visit to a dollar store. The cost of battery is a lot less then if there is a serious fire. Not worth it for a few dollars. --174.93.xx.xx

I'm down to one detector that is not a 10-year type. I change that one's battery out every October (Fire Prevention month). I keep that particular detector because it does not sound when someone is frying stuff or boiling stuff in the kitchen - a perennial problem in that particular house.

But it will need to be entirely replaced in a couple of years - sure hope I can find the 10-year type that works as well! --71.175.xxx.xxx

For $10 you can buy yourself the job of changing the battery every six month to a year. Or for $15 you can purchase a 10 year battery unit.

You should test it when you do your walk thru inspection, but 9V batteries are not cheap so you can save a little today and pay later or you can pay a little more today and save more tomorrow.

My maintenance persons time is worth more than $5, but other LL might answer differently. Your mileage may vary --24.101.xxx.xxx
