So after spending 2 years renovating the building and a month looking for a good renter, I settle on this single overweight guy with a State job.

I don't like roommates, he says and he looked it. And he's only left an apartment once, and he paid off the balance he adds. Sounds like a trouble free rental.

Until a few months later, when he suddenly texts me this: My girlfriend (??!) and I are about to have a baby in April. She's from a small town and has checked out the neighborhood, and has her doubts- has seen "reports of crime" nearby. And hence she decided this is no place to raise her family. So would you be kind enough to work something out so I can leave early, I can tidy the place up, yadda yadda.

Now I checked the news and I don't see any such report. The neighborhood isn't Boardwalk/Park Place, more like St Charles Place but its been rated 'low crime' in the city. And most of the neighbors are kindly senior citizens with tidy lawns.

I told him that we can't permit people to leave leases just because a friend of theirs not even on the lease, doesn't want to move IN- or we'd be spending all our time filling vacancies. I also pointed him to an online map showing crime statistics and how the area is blank, and to the security lights I had installed, etc.

I'm also suspicious if the baby is actually his, since crimeny, it takes over 9 months to make a baby and April is only 4 months from now.

That was last night. Undoubtedly he's relaying the news this morning and new girlfriend now in charge of his life is probably now suggesting schemes to him to bust out of the lease.

Pretty discouraging after all this work, I have to say.....

Here's a possible scenario, what really happened:

New girlfriend has her own place IN that small town, and he's wanting to buck the lease and go live with her instead of continuing to pay rent. And she's looking at her watch saying wrap this up and get over here lol.

I would not have spent anytime trying to educate him on each point. I would just run your business. Offer him a early exit fee of two months rent. ETF. Early termination fee. Just let him go. Don't hold him hostage we have to many men who don't care about family or small towns. --66.87.xx.xxx

we make a fortune in collections. Wish other LL's would learn this because it takes the "oh my" out of people skipping out or breaking lease-- along with damages done.

Right now we have approx 200K in collections @ 15% running from terms of 2 years to 10 for pay off. Guess what? it's like the old pyramid scheme because we keep adding to the base. --99.103.xxx.xxx

Why don’t you take the day off work and take your tenant to lunch. Over quesadillas, work through the gestational math and hint that the bun in the oven isn’t his. The mention that regnant women get fat ad lose their interest in pleasing their man, then mention......Nah, on second thought don’t get involved in the lives of your tenants. Enforce your lease, term for breaking it etc. and use the time you are spending on this to get a master’s degree and run the Boston marathon. --98.13.xx.x
