I find myself in an unusual position. I have a 1390 Sq ft three bedroom home, brick on a slab, with one bathroom. Over the past 12 days I have communicated with dozens and dozens of duds. Maybe even close to 100. Out of that huge number I have shown the house to about 9 of them. ( several no shows also ). Those are the only ones that got past my screeening by lying about something on my prescreen questions. I have had 5 apps so far, and rejected all of them. This is a track ranch house , fresh grey paints inside, new kitchen, cherry allure floors that look impressive, new ceramic in the dining and kitchen. New windows, it’s a great loking house, but that one bathroom is killing me. I am priced at 1245, have a dozen other houses in the same area that are all 3-2-2, and I am getting on average $1325 per month. Don’t have any trouble finding acceptable tenants in those. What can I do besides adding another bathroom to this house to attract a decent tenant? The average house in this town is $450k, mine is only about 160k. --75.141.xxx.xxx

Homer, this time of year it's not unusual to find lots of duds. I imagine that even in Texas, most folks don't want to move around the holidays. Kids are finishing up 1st school semester. Holiday turkeys are in the freezer. The tree and lights are up. The only folks moving right now are desperate (98%)...or maybe a job transfer (2%).

The game now is to target your ideal renter: someone looking for a new start for a new year...someone with GOOD prospects, not someone coming off a layoff or trying to escape drunk, ex-con boyfriend. Maybe advertise in areas where singles or young couples just getting started tend to hang out. Church 20 somethings groups...community volunteer organizations.

Save time: do the magic of lock box showings. Let the duds wear themselves out and waste their gas. You just collect the app fees and make your decisions.

Spring/tax refund anticipation loan season is just around the corner mid-January. Stay strong! It's hard, I know...I've got 2 vacancies right now, but I do have a reasonably qualified person moving in on or before Dec 22nd. She's already paid the holding fee so even if she bails I'm getting 6 weeks of rent for holding for 2 weeks. --173.19.xx.xxx

Sid, luckily, this house is only 4 minutes from mine. I have nothing else to do except watch Andy Griffith reruns. Lock box showings don’t allow me the opportunity to smell the prospects. I no longer will rent to a smoker. Too many times of having to oil base kilz the entire house to cover the smell, not to mention the smell that gets in the air ducts. I enjoy interviewing these prospects in person, a lot of the time they will mention something that will help me when processing an app. One that was looking promising on Saturday, as I was walking them out the door I smelled the smell. People who want to rent a house usually have kids or at least a significant other. And 3 BR is definitely a family magnet. But what adult wants to share a bath with children?

My husband found himself homeless with the hurricane and moved in with a couple guys. While he was trying to find a place, he doesn’t look on Zillow or Facebook or any of that. It’s all word of mouth. They are renting a dump, it’s 3 bedroom and 2 bathroom. Has a pond behind the house with his crocodile friend. Anyway, with all the gas plants being built, maybe there’s a way to appeal to iron workers and welders working on the road? Hubby is paying $650, his part, and so altogether the house is $1950. I was going to come visit right after Christmas but he said House has bugs and well water not suitable to drink and doesn’t want his kids in it. Point of what I’m saying is, hubby takes whatever he can get to live in. There’s 2,000 employees, maybe you can attract the on the road workers. Thanks for the responses. So many questions, I’ll try to answer. It’s located in a suburb of ft worth. Adding a second bath would be a challenge since it’s on a slab. Target market is anyone that passes my requirements, which in this case may be too much. Being December could be the biggest issue. I have several 3-2-2s that are occupied by single individuals. Ideally , that is what would work best here. I have advertisements on every site possible, however just removed the Facebook marketplace, that seemed to be where most of my disqualified contacts were coming from. If I would accept aggressive breed dogs, I could rent this house for 1400 easily. As we are currently renewing lability insurance, I have learned there isn’t one ins company in tx that will cover them. At least January is just a couple weeks away --75.141.xxx.xxx

We just added a full bathroom to a small space that has a slab floor in case you might like some encouragement.

Anyway, I understand how you feel. I've been studying competitor rental houses within the top school district of Saratoga that take a while to rent because they have 1 bathroom in a house with 3 bedrooms, however, they do rent. I think that millenials will like your place because they seem to not like carpet.

GLR, according to the level of your property (A/B/C/D) find out where your client base likely works, and advertise to those employers. Factories, city services/utilities, school systems, hospitals/clinics, universities, all have departments that manage their personnel. And most have bulletin boards (or news letters) with misc info. Send your colored fliers with photos to the personnel offices of the employers. Hundreds of EMPLOYED personnel (at all levels) will see your fliers.

Example: I found tenants that were employees of a statewide bakery, a CokaCola bottling plant, a beer bottling plant, telephone operator, a city bus mgr, medical devices trainer, a nurse, several techs, real estate manager, IRS data input clerk, post office worker, etc.

The 1st plus for finding tenants this way is--they are all EMPLOYED. The 2nd plus is that all the rif-raf that you would normally have to sift thru never see your availability. --108.87.xx.xxx

My casual observation is that the middle class is getting smaller. The jobs that used to fill our homes are gone or pay less than before.

We've been able to increase rents (yay!) but those prices are getting beyond the reach of the people who used to rent our homes.

My town is booming with high end new construction and our low end homes/apts fill quickly. The middle priced homes are slower than in the past.

We're still bringing in apps but approving fewer.

Like you, I have sifted through my share of duds here too. Talk about a cesspool of applicants. I will share with you something I did (marketing wise) to attract a quality applicant,...actually it was very simple.

I have a vacancy right now that is almost identical to the house you described in your post,..1,300 sq.ft. 3/1. My house has a lot of great features, however, the best one is not the house itself but where it is located,...2 blocks from a major employer (hospital) but still in a Class C hood though.

In the headline of my Zillow and CL ads,...I wrote '3/1 house located 2 blocks from XXXX hospital'. Among all of the cesspool duds that answered my ad, a young lady that just graduated from nursing school (RN) and had accepted a new job at this hospital answered my ad. After phone screening her, I could tell she was the quality applicant that I was searching for.

My advice: re-write your online ads and put in the headline something that will attract the applicants that you want live in you rental. Your '1 bathroom' house is NOT an issue and don't make it an issue. Quit thinking new bathroom construction and start thinking changing your online marketing. --68.63.xxx.xxx

Make sure your ad highlights the features your target market is looking for. Nearby employers, restaurants, and attractions should be listed in the ad. Good quality pictures of your new kitchen, floors, windows, etc. Make sure they can clearly see why this house deserves the rent you are asking. This is a slow time of year, so hang in there. Homer of TX, Excellent choices on sprucing up your house with a fresh look. Bravo!!!

It sounds like you have 3 options: Option One: Place the house on the market, do 1031 exchange from a 1 bath to a 2 bath house.

Option two: Install a 2nd bath: either work within the square footage of the house or add a bath addition and walkin closet onto the master bedroom. You have the tax write off of the cost for the bathroom. Once the bathroom is added what will the market value be of the house?

Option three: Target market for your tenant renting the house "as is". Roy of AL was spot on and it got him a tenant with a J.O.B.!!! Good Credit!!!

I doubt you will do option one because the house is in walking distance from you.

Tom we always do what Barb suggested: REDUCE the number of bedrooms either in advertising or in reality. We market a 3-bedroom as a 2-bedroom with BONUS office space. We market a 2-bedroom as a 1-bedroom, ditto.

We have removed walls between two tiny bedrooms to create one larger one.

It works well for us. We end up with couples or singles or single parents with 1 child.

We just added a bathroom to a slab house. We tried jackhammering the floor but it was not going well, so we elevated the floor and yes, we will have a small step up to the bathroom, but it's fine. --173.22.xx.xx

I have a sfh that is a 3/1.5. What I like about it is that the single full bath puts off a lot of larger families. It has been pretty reliably tenanted by either single parents with a couple of kids, or divorced parents with weekend visitation by kids.

The place actually has a 4th room that I NEVER call a bedroom, just a "bonus" room that people usually use for their office or playroom. --71.175.xxx.xxx
