I'm livid, I found out from someone that I am personally bashed on yelp.

A crazy tenant that I evicted put on a post that I hit on young girls (NEVER ) But in this current climate you are deemed guilty until proven innocent. She said that a number of women told her that I have done this. She claims that she talked to "other women" in town and that I'm known for this. This is totally made up but how can one defend yourself about this.BTW I'm a professional and so she has attacked me personally at my main career.

She was very upset that I evicted her and vowed to get even. She has called building inspectors saying that I had problems with electric,heating plumbing, and even water potability in several of my building,.These building and health inspectors have all found nothing but caused a lot of wasted time. Had to pay for labs to get water checked,..made me dispose of florescent bulbs temporarily stored in the cellar and get proof of where it was taken, A number of very minor things (as a tiny crack on a light switch cover, and other similar very minor things,

She claimed I had work done that should increase my property tax. God knows what else I don't know about.

But really what bothers me is this "review". She signed her name as someone I have never met.

Is there anything that can be done about a fraudulent "review"?

I'd be inclined to leave it alone and let it blow over. I checked Yelp for the 2 bigger property management companies in my town and both have horrible ratings. However, they keep going strong. Well in my professional office, I see many women. I have now been told that I am this Person that takes advantage of women. I have always been the antitheses of a guy like that. I can't imagine anyone reading what she said that would come to my office. Its not like someone saying you are a bad landlord. Look at the nightly news,..there is a mania about this right now,..some may well be deserved but if YOU get falsely accused and swept up in this, you seem to have little defense.

I'm proud of my profession and proud of my past.I've done nothing wrong in these claims,...ever...people tend to believe that there must be some truth to a rumor. Unlike other rumors these don't seem to abate.

Sounds like what my mold lady tenant did. I should check Yelp. Don't they give you a chance to respond? All you would have to say there is "Evicted tenant extorting revenge." Sorry about the inspection mess. My tenant focused on mold which my town does not inspect for. She wasn't evicted though she did not pay August rent. She did bad mouth me to new tenants in the building though. Check yelp as there must be a way to respond. Your best revenge will come when a future LL calls you for a reference for her. One called me and when I mentioned that her rabbits had damged the flooring, she was not getting that person's unit. The accusation about women though is annoying. I don't think it matters since no one is going to approach the authorities since you didn't do anything like that. --73.33.xxx.xxx

Contact an attorney and see if you can sue for libel. Your professional life is valuable, and in many people's eyes, you are guilty if you don't loudly and vehemently deny.

My husband worked for 35 years as a mental health counselor. His female clientele were already unstable and he was aware that any hint of sexual harassment could cost him his reputation. He got to the point where he avoided female clients and ALWAYS used an interview room with a large window to the rest of the office and kept the door open. I am so sorry to hear about this. I too have seen horrible reviews for a few very successful apartment complexes in SF and in San Jose and even for an excellent go-to real estate attorney. The reviews are usually riddled with odd complaints and poor excuses. I think that if most responsible tenants were to read that bad yelp review against you, they would probably note how strange the poster's complaints were.

On Yelp there is 4 other reviews which were all from women that couldn't be better, in fact raving about my care,results, concerns and professionalism. Makes me feel really good as that what I try for. I should be happy but

its been said that one bad comment negates dozens of good one. Esp of this type.

Hard to prosecute as she used an alias. Used really slick wording, She is very smart in certain ways,..Like saying "not that he groped me or anything but I felt very uncomfortable in his presence, and a woman told me that he is known for hitting on girls esp young ones. I wouldn't want any young girl going to him. He may be a good practitioner but only if you are a man, you shouldn't let your wives or daughters go to him"

So she protected herself by saying no actual crime committed but that she "had a feel" and "someone" told her I hit on young girls.

If you are a man or a woman,..can you imagine how your life would be affected esp in a moderately small town,..if someone accused you of any sexual implication? Sex in an office, with a minor, etc etc,..you have little defense. Some people will always believe the worse,.. --71.192.xxx.xxx

Really?... As a professional with my name attached to my office this could be devastating to my career. It's not like being a landlord whereas maybe your name is not attached to your business or even if it is,.. very few people are really going to look at any review on yelp. We live and die by our reputations as a professional.

I don't care very much about negative reviews on my real estate part of my life. I care a lot about a personal attack that isn't deserved. Many more people will read my professional profile much more than whatever they see and read about my landlord business.

I might ask how would you feel if a former tenant, anonymously posted something on yelp that says while she was there you molested her child. Many people would consider you guilty or that you somehow got away with it.

I'm not sure what you can do since you pretty much know it was she who has been doing all this as she is using a different phony name. --96.236.xxx.xxx

A single post describing actions that never took place will stand out as not credible.

When doing an appraisal on property, the comparable properties are sorted in the same manner. One that is unusually high is not used nor will an unusually low comp be used.

Give people some credit for having the ability to think on their own.

A year plus ago I was speaking to a station chief in Tampa. I was concerned that the press would say something negative about the department. This officer right away exclaimed that he didn't care at all what the press would say.

A professional needs to be just that, aware of how the world words and not phased by ludicrous accusations.

People make Irish jokes, Do you think any Irish people ...anywhere, think there is any truth to the foolish jokes made about them?

Does the review mention YOU by name -- or your business entity? My understanding of the Yelp Terms of Service are that you may not personally name someone in the review.

I recommend you start by contacting Yelp: www.yelp-support.com/article/Will-Yelp-remove-a-false-or-defamatory-review

Explain the situation to them. Let them know this is a tenant that was evicted (hopefully for non-payment?) and that they are using a fake name to post the review if that is the case.

If you are mentioned personally in the review, mention that you believe it to be in violation of Yelp's Terms of Service.

Also, as Yelp's Help page indicates, you should likely publicly respond to the review -- in a calm and civil manner -- explaining that this is a tenant that had to be evicted and now appears to be making untrue statements as retaliation.

Adam - I'm a paralegal, not an attorney, but the one thing I do know is that if someone threatens one's ability to make a living, they are walking on extremely thin ice.

Contact an attorney and have him send this person a letter letting her know you won't hesitate to file a defamation case against her in civil court if the post is not immediately removed. This is libel, pure and simple, and your professional reputation is at stake. Courts will NOT look favorably upon someone who attacks your ability to earn a living, and it doesn't matter what you do for a living.

I urge you to spend the money to have an attorney send such a letter. It might also be wise to start documenting your prior tenant's complaints if you haven't done so already. Contact those building and health inspectors and get their statements. Write a summary of your interaction with this tenant while it's still fresh in your mind. Print out any emails or other correspondence between you two, etc.

As others have suggested, contact Yelp, tell them this is libel written by a former disgruntled tenant and that you've contacted an attorney, and ask that it be immediately removed. Document all contact with Yelp.

Unless the defamer has clear evidence that the accusations she's made are true, she's very likely not going to prevail in any legal action.

Thank you, some really good advice to try. Yes its a medical office.The problem with taking it to legal is that she has used an alias. In dealing with her as a tenant she was not stupid and incredibly crafty,..she did things that I think I could write a book on. Very hard with a good RE lawyer to get out. She used every trick in the book.She also feels a sense of entitlement that is you are of course a rich landlord, she is a poor 99%er, how could you kick her out despite not paying for rents for many months and causing mayhem and damage.

Will try first to contact yelp but as I said, with this wave of bad men in the news,.its like a mania to believe the worse in someone. --71.192.xxx.xxx

As a physician myself this is serious. I watched women stalk my male partners for years. I used to feel relieved that no one chased women doctors, then I met a patient who brought in a bunch of rather indecent pictures of women wearing his leather products as he presented me with a buckskin bra. Yikes!! My feeling is it takes years to build a good reputation and integrity and just minutes to lose it. People should not be able to hide behind an alias and lie. I learned from a local restaurant owner that yelp solicits fee from business owners in the form of advertisement etc. When he stopped participating, some of his 5 star ratings would disappear.
