I've only got 1 unit in Section 8, or HCV. It was inherited about 5 years ago when I bought the building. He had already been there 5-6 years, a single guy, no problems, and Section 8 paid his rent $570 in its entirety. So altogether today he has been there perhaps 11 years.

About 8 months ago he gets a job. Prior to that he had no job, worked under the table as I understand it. When he got the job, Section 8 reduced their portion of the rent to $201. Tenant was paying the balance.

The latest payment was dropped again to $112. I was notified of this. The tenant was not notified (he says). So the month of December he's short about $80.

He's trying to find out what's happened. I've been calling since last week, so far with no response. But yesterday I told him he was going to have to pay the additon rent, the difference.

But honestly, now I'm wondering why i have a section 8 unit for $112? I'm not seeing where I have an advantage especially. They do an annual inspection. No problem there, but I'm wondering why I put up with a single rule is all I get is $112 per month.

Any comments? How do I withdraw from the Section 8 program? I plan to ask them these questions if I ever get a call back!

Good question. I suppose since he's been there so long ... Is that the answer? If you do not renew the lease he will have to move. It's sorta like insurance for him, as if he looses his job or gets hurt, he can ask HUD to readjust amount he shares with them.

A Section 8 lease is just like any other lease as far as duration/termination goes...it keeps going until it ends, or one party or the other ends it.

"Works under the table..." Also known as stealing tax payer's money via taking subsidies he doesn't qualify for AND cheating on his income taxes. I do not believe in karma, but "just desserts" sometimes do happen... --173.19.xx.xxx

The letters are nearly identical, but tenant gets case worker contact, these adjustments happen often not just at renewal time, why did it change - tenant is making more money - exactly the way this program was intended but has been overused many times, HUD portion can go as low as 30 percent but not over a 12 month period, typically tenant has to drop income or HUD drops them off - then you will be forced to collect 100 percent from her/him or evict if unpaid. --76.188.xxx.xx

He knows very well it was going to happen. They called him in to re-evaluate his income. He should have expected to get a letter that is a duplicate of what you got.

Provided he is not on a lease, all you have to do is give written notice. You resigned a new one year lease every time you got a rent increase. Good time of year to check to see if utility allowance and appliance payments are going up for next year. You have to ask for them. --71.28.xx.xxx

James, This is your chance to GET OUT! Here is the plan. Before the end of his lease (how many more months is that?) give him notice of non-renewal 45-60 days, whatever your state rule is. Once he is out, notify the program office that you are taking your property OUT of the Sec-8 program. You will not be taking their clients anymore. If an inspector comes around anyway (as did with me), I refused him access. He was pissed, too bad. I hated the program, hated the mentality, hated the incompetence, the administrators, the clients, and the rules imposed on my business. I quickly found that I could rent it just fine without them.

I don't see a problem. Long term res, no turnover, still getting paid.

If you drop Sec8 he'll have to move out, now you have a vacancy and upgrading and loss of FREEDOM!!!.

Now when it gets down to $7/mo from Sec8, it's not worth the effort of the insepctions. I just lowered his rent by $7 and dropped Sec8.

BUT

DO remember to file for annual increases each year.
