We were contacted today by a company that claims they need a house for a family with seven dogs to live in for four months. I'm not sure how to approve the company that will be responsible for payment. Should all be upfront? How much of a percentage would you mark up for the short stay and how much for all the animals? --74.141.xx.xx

I would not take them. 7 dogs could easily cause over $10,000 worth of damage in 4 months, and I'm pretty sure my insurance company would drop me in a heartbeat if they found out what was going on.

What kind of house do you have? Does it have a very big yard? Does it not have any neighbor near by that can call the city or heath dept on you for the barking of the dogs? Are they big and dangerous dog or 7 small dogs? I mean you can get a least $350 dollars more for month X 4 = 1,400 in pet fee , but be sure that they would not claim ESA as sun they move in. Also make sure is not a violation of city cold that limits how many dogs can be there. I would consider if it was going to be a very long rental more that a year since they are going to have a verrry diffilcult time to find another place. but for only 4 month I pass.

No way would I take 7 dogs. And I take dogs. 2, maybe 3 for the right circumstances, but not 7. How does anyone control 7 dogs and if they keep them in crates, how nice is that. In fact, 2 is the legal limit in my area without a kennel license and that is hard to get. --96.236.xx.xx

7 dogs? I have 2 on a 70 acre farm and that's plenty. 7 dogs is guaranteed trouble and a pack. Most cities limit dogs to 3 and beyond that only a licensed kennel can have more. The more years I experience dogs in rentals, the more I want my units dogless despite the higher rents.

Poop is always a problem and at least 50% of my dog owning tenants need poop picking up reminders. I even have a 'flying turd clause' in my Lease. If my lawn mower gets hit by flying feces, dog owning tenant must pick up lawn mowing responsibility.

I find theses situations scary. I got a call last week from a man with 4 kids, a dog and a cat, recently burned out of his apartment. A son in the ICU for an unrelated issue and looking for a short term rental which would be paid for by a local church. His record showed 3 evictions past 5 years with BIG judgments and no attempt to pay any of them off. I told him with his history, he was too risky and he called me a heartless (bad name). I've learned the hard way to not make other people's problems YOUR problems. Most people can't properly take care of one dog much less seven. Maybe consider charging a $500 non-refundable pet deposit for each dog along with all rent up front, then I may think about it. It may get them thinking about the pet choices they have made and help themselves in the long run. It's not your job to be their hero. --47.201.xxx.x

Jen, I take dogs--even big dogs--as part of my business plan. I provide a niche for dog owners in my area. But even I wouldn't take 7 dogs--period.

My properties are especially set up to take dogs. They all have dog-doors for access to the back yards, the yards are all completely fenced in, I have no carpeting--just ceramic tile inside. I am dog-prepared, but even I would not take 7 dogs.

Currently, one of my tenants has 3 dogs--with permission, but they had 2 dogs for 4 years in this property, and I saw how they cared for the dogs and the property, and I made an exception to my 2 dog rule because they were KNOWN entities and had already proven themselves able to be clean and problem free. They will start their 7th year with me in Feb.

What you don't know will hurt you. And you don't know these people, or the dogs, or their level of cleanliness, or their level of competence, or their level of responsibility! Don't be dazzled by the money. You do not want this to happen in your property. --108.87.xx.xxx

PS: a non-refundable pet FEE of $350/pet is standard. How are they going to have money for 7 pet-fees??? Even at $300ea that would be an extra $2100 on top of their 1st mo rent and security in advance! I bet they can't do it and the "company" won't either. Ins agent probably said "I'll see if I can find you anything."

I'm at a loss as to where they could rent.

I have a friend with 5 dogs in the house and it's clean because they are super responsible and super clean, but I would not risk this in a rental.

Odor is the toughest thing to remove and out of 7 dogs some will be the type that smell like a dog.

Jen of OH, 7 dogs are a pack of their own. What breed of dogs are they? Are the breeds on the insurance list of no dogs of this breed permitted. Your insurance company could drop your insurance on the unit.

7 dogs 7 pet fees of $1,000 each... $7,000 pet fee

7 dogs, $50 more a month per dog. $350 more rent per month.

7 dogs peep on your floor and that soaks into the subfloor what amount of money in pet fee will cover the damage?

7 dogs chewing at tearing apart the flooring, casings, doors, etc

7 dogs, attach one person on your property. MAJOR INSURANCE CLAIM. Ask insurance agent helping this potential renter to write a policy on the 7 dogs for liability and damages for your unit. Show you the company and the price and that it is paid in full for a year.

Jen after this tenant moves you may need a therapy dog for yourself due to the potential damages to your unit.

Let the insurance agent rent them a house...

These things happen but the best reply is --> I can not help you <--, but the intake money would be something to think about, registration times 7 prolly 1400 non refundable fee, plus pet rent 7 X 35 =245 monthly on top of a 4bdrm in my area 1200, there must be a kennel that is looking for part time staff they could stay there to hear the howling all nite - maybe the people howl also, did you do a home visit to see what your place would look like in 36 hours?
