I love it when I tell a prospect the rent is $650 and they response with "Could we do $600 per month?", and I say "no, but we could go $700?", and there is that awkward silence for a moment and then we both smmile and tjey realize rent is not negotiable. :)

Result: Never rented to one person who ever said that.

Now we DO show occupied places when I know the current occupants take care of the place (99.9%) but I do NOT show places undergoing renovation or when I know they are not clean.

As a favor to a current resident who wanted to move to one of our other places, with a boyfriend, I showed one that was "in process." Through the entire tour, he kept asking, "Will you be fixing that? Painting that? Replacing this?" SHE kept saying Yes LOL because she knew us. The stove is on fire.

I get there and the grease in the drip pan has caught fire from the grease boiling out of the pot tenant is cooking in. Tenant still has burner on. Tenant can't figure out what has happened.

This was years and years ago... I'm very fortunate that the area has come up up up. Now no tenant like that is even in sight due to the change in the area dynamics.

Another: I cannot get out the screens.

I say screens are fine (which they are). Tenant calls fire department to complain. Fire marshal calls me and tells me tenant has complained to them about the screens. He goes on to say he told the tenant to just use the two exit doors if there is a fire. I love common sense! --162.238.xx.xxx

in my case it's usually things prospective tenants say. i love yard work. i don't believe in bank accounts. my last landlord was a tweaker. my landlord says he won't take a call but here's his written recommendation (scribble on a yellow legal paper, folded four times). do you charge a deposit? can i make payments on the 7th? my dog (pitbull with spiked collar) is the sweetest. it's just me and my three kids and my sister and her husband and their four kids and the dogs (10 people, 3 br home). i take in animal rescues, its that okay? my credit is only so-so (480 fico!) god this business is fun! --76.176.xxx.xxx
