Very slow rental market here, this is the first resonable phone screen I've had in over a month. Retired state trooper, now working at corrections center. Wants to bring small dog (ad says no pets but need to get it rented). Carpet is old so only concern with dog is the laminate flooring, an uncleaned "accident" could seep between the cracks and cause issues. Older gentleman who was remarried last year and is moving due to "issues with the wife". Could see potential lease break if they reconcile. Current wife is also a police officer. Will of course screen as normal, haven't found any criminal/civil actions in local courts. Thoughts? --70.215.xxx.xx

Get your animal documentation. Charge your pet animal "fee" no deposit. Maybe $300.

Bump the rent $30 for the dog. To be included in rent whether or not dog leaves.

Screen as usual. Credit check? Do your drive by of old place. Get it rented.

The only concerning thing I see is if your ad says no pets and he called anyway? How did that conversation go?

WOW! I would LOVE to rent to a Police Officer - preferably one with a trained K9 officer, too. I can't see how a Police officer would be a problem.

A lot of them have been getting the short, dirty end of the stick lately due to the actions of a few.

I always want to screen all applicants based on their own behavior - not on the behavior (perceived or actual) of others who I think may seem similar to them.

Robert: The no pets thing could be an issue, but is there anything that causes you concern other than the applicant being in Law enforcement? Eviction, excessive debt, or something? --68.105.xxx.xxx

Sid, I know you know better than that . Credit scores are a reflection of someone's history of paying bills. Why attack me because I set it at 719? Taking your logic to its natural end, we shouldn't have any requirement on credit.

Someone's profession has nothing to do with renting. I don't deny ANYONE based on their occupation as long as they present a sufficient W2 or other perishable income. --12.156.xxx.xx

I rented a house to a group of cops. It was only for 1 year, then they all went their separate ways. I had 5 tenants. Two had homes faraway and wanted a place close to the police station so when they worked over time, the wouldn't have to drive 3 hours round trip. The other 3 tenants cops were new to the area and wanted time to adjust.

The first time they took a squad car home, making a brief stop, the neighbors then behaved themselves and never let their dogs dump on the lawn and no one parked in front of the house taking spaces away from the cops..... --47.156.xx.xx

Ken, I'm only a country boy from Northern Ireland up here in Southern Connecticut and even I could find out where You lived.if I wanted to.The World is a lot smaller than you think.Many of my friends work in local towns in the police business also went on to the State Level.Some are even landlords, are even landlords in the proper sense of the term and own bars with liquor licenses,where the term landlord originally came from. My state does not have Source Of Income as a protected class.

I like cops. My daughter married one. But they ARE a different breed. They have to be to survive. (much to our relief he changed to another profession - flipping!)

75% divorce rate

15% suicide rate

PTSD issues galore! (mangled bodies and dead old people adds up)

High alcoholism

Trained how to kill

99 cops might be great but the 1% will make your life absolutely miserable.

Same as renting to family - just because some worked out OK is not worth the risk of the ones who don't.

A good manager works to eliminate risk.

Cops and lawyers have an entitlement, above the law, I will sue you attitude. Example: I listened to a retired policeman complain about being ticketed for speeding. He felt his years on the force should have insulated him from his 12 mph over the speed limit driving.

Para-legals have a whole office of experienced attys who will jump to the aide of their young assistant and roll right over the LL. Been there.

The first time I heard Jeffrey speak years ago he talked about marketing to bring in a police car in the parking lot for the benefits mentioned here by others. I get it.

But I have mostly SFH so a car in my driveway does not help me. And 2 weeks ago was a drug bust in the house next door to a sheriff's house with his car parked in front.

Take your business to the next level by focusing on easy, stable residents.

Don't worry - PLENTY of other LLs will take them.

Every experience I have ever had with a cop in my entire life has been negative. Then my son became one. So I tried to temper my views. He spent 9 months in a military style boot camp, 3 months on the street with a partner (where he had to pull his gun the first night on the job - burglary...)

After all that, just as he was about to get his solo car -

he quit - said it was not the life for him after all. Thank goodness.

My feeling the profession TENDS to draw the same people who were bullies in high school - people enamored with power and a badge. I saw a lot of ex-military in his graduating class.

Yes, some want to do good. My son was one. Very naive about what he was going to be facing. But between the guys he worked with and the people he dealt with...it was too much. --64.134.xxx.xxx

I have a different experience with the police. I'm on a first name basis with a number of the campus PD (they are real police, state certified, with guns and vests. Just usually a less stressful position than some - but they get plenty of issues as they back up the city PD)

I call the police regularly on my neighbors. Keep in mine, I'm surrounded by students. When I can't sleep at midnight because of noise, I call the police and ask them to drive by and tell the partying group to please quiet down.

I've had a handful of issues in the last few years where there was a reason to call and have a report made - glass bottles thrown in driveway, fence vandalized, etc. I live three blocks from the station, but in the most densely populated part of town. They always take a report and treat me with respect. I've also had a number of students become police, not always people you expected to do so.

When things have happened at my homes, I've had the police reach out to me to let me know. A large truck took out a power line because it drove down a street it should not be driven down. Pulled the power line right off the home. Police called to let me know before the resident did.

Domestic issue at a home. The officer called me to let me know it had happened a second time and that I might want to become pro-actively.

I don't do like Brad and do the lunch thing (yet - but I'm thinking this year I may), but I'm thinking a gift basket to my local PD may be in order soon. I've made more calls than usual this autumn and Homecoming is coming in a few weeks. :) --131.151.xx.xx

Never had it come up, but I generally perceive cops not much different than criminals. It depends on the cop though. The one's higher up generally have it more together whereas the guys in the street are often thugs themselves. The complicating factor is that they see themselves as above the law and for all practical purposes often are. I'd have to think long and hard about it. --64.121.xxx.xxx

From personal experience, I would rent to big cops but not to small ones - the short male cops in my experience were very physical / violent to civilians compensate for their size and hated being short and seemed to take it out on others. Big male cops were laid back and easy to get along with. No opinion on female cops --201.140.xxx.xx
