I used to leave a local phone book, but there isn't anything in it any more and a local map, but google does that.

A list of the particulars of the unit. - "The wall switch on the left of the front door is the overhead light in the shed", my telephone number and email. Some cards and menus of the local eateries, full rolls of toilet paper, a shower curtain, paper towels. Sometimes I leave a bottle of wine for newlyweds. Shower curtain (or a least a liner) and hooks; I make sure each bathroom has a full roll of toilet paper. I leave a small bottle of dish detergent at the kitchen sink and if the house has a dishwasher a small box of those dishwasher pellets. Usually a full roll of paper towels. I used to leave a bar of soap (wrapped) in each bathroom but I noticed many were not used at move out.

I dont give gifts on move in. The tenant gets a spotless home, usually freshly painted and at below market rent.

Landlords who give gifts are sometimes portrayed as rich condescending land barons who should be giving gifts every holiday.

I dont think it will be appreciated. And if you dont continue to give gifts, (to all tenants) they may become angry and resentful.

If a tenant clears snow from a walkway, or salts a pathway before I can get there, I will often give a tim hortons coffee gift certificate. --70.48.xxx.xx

No gifts anymore. It doesn't return on investment. I provide nice clean affordable housing, and we are addressing repairs within 24 hours of notice. Tenants give US a nice gift though: after each signed lease we take the kids to a nice dinner (using first month rent money) at which we talk about the experience of renting the last one. :) --73.13.xxx.xxx

LOL, I'm not sure why some of you guys say you do not do gifts, yet you give deposit slips, a full roll of toilet pager, paper towels, food, beverages, light bulbs and zip it. I even give a plunger as well.

I understand that these items do not fall under the category of traditional "gifts". But for me I prefer presenting them as "gifts". The only thing different for me is that I will put these items in a gift bag or welcome basket and "present" them as a gift. It's all about the presentation and doing it in such a way as to make more of a positive impression.

Even the lease should be given or presented in a professional looking Move in folder or packet as a "gift" to the residents:) And the keys can be given on a very nice key chain with your company name and reminder of referral bonuses. Again given as an additional move-in "gift".

I see a couple of you having a slight chuckle at my comments, even wondering if this guy is serious. Those who have seen my trainings, know that I am quite serious. How you communicate is one of the keys to long term residents and success in this business. --96.238.xx.xx

I need to get more professional with the handing over of their copy of the lease. I do give a key chain with my business card on it - I'm sure most don't USE it that way as it's big for a key chain but they get it and many give the key back that way.

I go to dollars tore mostly and pick up a bucket, a plunger, basic supplies they not be able to locate when the first move in like a dish towel, paper towel, roll toilet paper, tooth paste & brush. When I find good clearance deals I'll add in something like the screwdriver with multiple heads or other things I can get under a $1. Wrap it up with clear wrap and a bow and a note Welcoming and asking the to break down boxes to make flat before dumping in recycle bin. --75.86.x.xx

I use Jeffrey's concepts cuz they work! I have happier residents who give me less stress and I make more money. And at Convention we learned that a new resident decides AT MOVE IN if they will renew next year.

In my market "good and clean" is not enough. To compete, our homes and customer service have to be better than "good enough". We already have a plunger, zip tool, and new shower curtain at the home.

We give a gift bag at lease signing. It has gone thru different variations depending on what's on sale! And what's easy to carry. Currently it's your basic gifty bag with our company sticker, filled with goodies.

We tried to be clever but in the end people love chocolate. M&Ms to keep little ones busy during lease signing, microwave popcorn, NutriGrain bars, juice boxes, Snickers...and a sandwich bag with a dozen tiny brad nails for pictures. (An idea from this site!)

Occaisionally we have buy one/get one free coupons for pizza, DairyQueen, bbq, McD's, laundromat, Not as creative as Jeffrey's but they smile, laugh, and feel good about our new relationship.

Keys are on a nice company key tag. I hold up the keys ceremoniously, look at the lady of the house and say "Mi lady, the keys to your new castle!" She ALWAYS grins ear to ear and looks at her mate with an "It's really MINE!" look.

Here's a step further: we now deliver a fresh gift bag when doing the twice a year Preventive Maint visit.

Side Tip: we don't give out ugly, used looking keys. As we recycle cylinders we soak the brass keys in vinegar to make them clean and bright. BRAD -- 68.50.78.170 --96.238.xx.xx

I do not give "move in" or "welcome" gifts...However, I do have a "pay on time and keep the place nice" gift I do for "good" tenants at their annual inspection. If they pass with flying colors, I may give them $100 off the next months rent or an upgrade. New stoves then new hoods (which were already on my "to do list" and one tenant got a nice ceiling fan installed in the kitchen. Sometimes I ask what they might like me to improve on the apartment....Sometimes I know what I want to do. This comes back to me when the next tenant sees a fairly new and shiny appliance when then come to check out the place. I think I want to chang carpet in the living rooms to a quality laminate wood look down the road. That's on my to-do list for my tenants...and an upgrade to MY property! --24.193.xxx.xx

I do the same as most, but do it like Miller.

I put it all in a Bucket and call it a "move-in Day Survival Kit." Contents vary by size of house, what is available. It's a gift to myself as well - it's a subtle hint to keep the house clean;

Basics:

TP, paper towels, spray cleaner or wipes, sponge, dish soap, liquid soap, snacks & water, pen and note pad, broom or Swiffer, FLASHLIGHT and always a Zip-It. And I always tell them how terrible Drano is and they should only use the Zip-It.

If I have time, I print a list of local destinations - grocery, transit station, Home Depot (there is one near most of my rentals)

When we bake for the holidays, we will give a small basket with sweets for the family, and 9V batteries for the smoke detector --50.194.xxx.xx

This helps promote 2 of our commercial tenants, our new residents are very appreciative and the restaurants appreciate us helping to market them to our new residents. I always leave fresh flowers. The kind that last a good week at least. That always gets noticed, usually people only get flowers for special occasions so it's a pleasant surprise. You have to leave toilet paper in every bathroom- there's something wrong with you if you leave people without any toilet paper. I also leave the cleaner for the granite and the smooth top stoves ( where applicable). Not a sample size, about a years worth. like many others, I let a lot of stuff ... but I don't use a gift bag. I use a medium sized new trash can, a bucket, a bin or basket.

paper towels, soap for kitchen & bath, toilet paper, a few black & kitchen trash bags, used to be a 4-pack but now a 2-packof light bulbs, kitchen t-towel & oven mitt, small bowl by sink with sponge and nonabrasive scrubby, windex, scrubbing bubbles, dish drainer, dollar store broom & dust pan, plunger, zip it, etc. cost is minimal and they all seem appreciative.

I have also the past few years begun always putting up kitchen & bathroom curtains, throw rug, new dish drainer, etc. Have put up a new shower curtain for years. when they walk into the bathroom and can step into the shower, tissues on the back of the toilet tank, clean new rug on the floor, etc., it sets a nice tone for the "sheets in the window" tenant pool I have.

Total cost of all I do, including a $ Store season appropriate wreath on the door they will use most, is seldom more than $25. It's not going to change how they live but for folks with no money, all that means a lot and helps me - no flushing paper towels because someone can't find the toilet paper, enough trash bags to get the initial moving trash out the door, etc. I was tired of going in houses and seeing clean dishes heaped on tea towels which will never dry out and stay on the counter top so I started buying dish drainers.

I rent to people whose lifestyle priorities are different than middle class America. --72.95.xx.xxx

I think new move in gifts are a great idea. They create an atmosphere of a "home warming". Which is what us as LLs want, our residents to feel their rental is not just a house but indeed their home. Create an ownership mentality right from the very beginning. So I mail out a nicely packaged set of address labels along with a brochure of -New Home/Community Phone Numbers Contact List-. The brochure includes contacts such as nice restaurants in the area, local cinemas & grocery stores, & direct phone #s to emergency & medical agencies. I've been told the "icing on the cake" though is the mailing labels. It leaves the resident thinking long term about their new home, as its @least a 6 month supply.
