I go to dollars tore mostly and pick up a bucket, a plunger, basic supplies they not be able to locate when the first move in like a dish towel, paper towel, roll toilet paper, tooth paste & brush. When I find good clearance deals I'll add in something like the screwdriver with multiple heads or other things I can get under a $1. Wrap it up with clear wrap and a bow and a note Welcoming and asking the to break down boxes to make flat before dumping in recycle bin. --75.86.x.xx

I do not give "move in" or "welcome" gifts...However, I do have a "pay on time and keep the place nice" gift I do for "good" tenants at their annual inspection. If they pass with flying colors, I may give them $100 off the next months rent or an upgrade. New stoves then new hoods (which were already on my "to do list" and one tenant got a nice ceiling fan installed in the kitchen. Sometimes I ask what they might like me to improve on the apartment....Sometimes I know what I want to do. This comes back to me when the next tenant sees a fairly new and shiny appliance when then come to check out the place. Two of our commercial tenants are restaurants so we alternate giving gifts certificates printed with our company name and information and signed by me. This helps promote 2 of our commercial tenants, our new residents are very appreciative and the restaurants appreciate us helping to market them to our new residents. I always leave fresh flowers. The kind that last a good week at least. That always gets noticed, usually people only get flowers for special occasions so it's a pleasant surprise. You have to leave toilet paper in every bathroom- there's something wrong with you if you leave people without any toilet paper. I think new move in gifts are a great idea. They create an atmosphere of a "home warming". Which is what us as LLs want, our residents to feel their rental is not just a house but indeed their home. Create an ownership mentality right from the very beginning. So I mail out a nicely packaged set of address labels along with a brochure of -New Home/Community Phone Numbers Contact List-. The brochure includes contacts such as nice restaurants in the area, local cinemas & grocery stores, & direct phone #s to emergency & medical agencies. I've been told the "icing on the cake" though is the mailing labels. It leaves the resident thinking long term about their new home, as its @least a 6 month supply.
