10 minutes and then I leave. I don't care if they call me at the 11th minute and they're there.

If they call me a few minutes ahead with a believable excuse, I'll wait a couple minutes.

I also have them contact me 1/2 hours before the showing to confirm. I won't go if they don't call or text me.

I hate it when people are late for a business appointment. I wonder if the late shows are like that with job interviews.

When I started out I used to wait 5 or 10 minutes. I felt stupid when many never even showed. Big waste of time.

I still rock a flip phone so I don't get e-mails on it and texting is turned off. I love these messages: "It's 9:55 and we're supposed to meet at 10:00, but I am stuck in traffic. See you in 20 minutes." :) Of course I am already back home.

I don't deal with people who don't respect my time, and I have better things to do than wait around for people who may or may not ever show up.

The good news is that for every tenant who loses an opportunity to rent in one of my buildings (very attractive and well-maintained), there are plenty of landlords who will wait for them. They don't need me. And here in Denver I don't need, or want, them.

I schedule all my appts for the day for the same time. I text them 1 to 2 hours ahead of time, asking them to confirm they are still coming. That usually results in 3-5 confirmed prospects; if there's only 1 confirmed prospect and I wouldn't otherwise be at the house, I will cancel and reschedule. I will arrive at least 15 mins early for the prospects that arrive early.

It takes about 10 minutes for a prospect to walk through the whole house and around the yard and garage and ask me a few questions. So obviously if another prospect shows up no later than 10 mins after the scheduled time, I will still be there showing the house and still let them see it.

If it's 10 mins after and no word from them, I assume they're not coming and lockup. If it's the appt time and I have a breather , i'll text the ones that haven't showed and ask them if they are still coming. It takes me 2-3 mins check everything and lock up and if they make it by then i will show them --50.4.xxx.x

For me it's 15 minutes but I'm rethinking this.

If the appointments are later in the day (rush hour time) I MIGHT understand being 10 or 15 minutes late.

If in the middle of the day I'm less accommodating. Even if they show I've half written them off already.

I have found that those who show up late and go on to renting the place invariably are those who will also be late on their rent. Maybe their whole life is set back an hour or so?

Like NE, I insist on a call 30 minutes before and tell them if I don't hear from them, I won't show. At other times, I'll schedule multiple people at the same time frame like an open house setup. I do this if I'm generally going to be around doing something else. Only open house showings here. Everyone is invited at the same time. We only show in teams, so one of us can do the walk through while another is answering questions about the application process, looking at ID and collecting app fees. With our last vacancy, we set up a card table and chairs with pens and applications and brought a computer printer to use as a copier.

When we first started doing it this way, I was afraid it would be awkward with different parties looking at the apartment. But everyone seems to take it in stride, and letting applicants know there is other interest is never a bad thing. it is a huge time saver, and we are not frustrated when 9 are supposed to show and only three actually show up. --208.185.xxx.xx

We do showings that are scheduled 15 min apart. I also send reminder text the morning of to all scheduled people... for example, showing scheduled 2:00,2:15,2:30,3:00 and I leave at 3:15. I never haven this problem because I don't give specific appts. I schedule I viewing time on a weekday, a weekend, and an evening. I stay at the unit the whole time (with a computer, a book, and a snack). That way, no matter what someone's work schedule is, there is a time they can come. I have had factory shift workers, teachers, city workers, etc.

Whoever wants to view can come on by. Anyone who misses one viewing can make arrangements to go to another one.

We schedule everyone for 6 pm, for example, but stay there for an hour, until 7 pm. There is usually a task or two to be completed (even if I am picking up trash around the house). At 7 pm exactly I leave.

Ntj, you're right. I have a policy of arriving a few minutes early and leaving after 2 minutes past the appointment time, max. If they are not there at the time we agreed upon, that's it. I never reschedule no-shows or late shows.

On the few times that I have violated my own rule, the tenants were not good. I can recall one being late for a showing and then being late with the first month's rent. Not a surprise.

Since then I have had quite a few prospects shocked that I had left the site before they arrived 5 or 10 minutes late. My guess is that 50-60% of my prospects never get to see the unit. It's a weeding out process that has great value to me.

As they say, you never get a second chance to make a first impression.

I confirm all appointments (15 minutes apart) on the morning of the showing via text. If they don't confirm I cancel them, they are not coming.

If they confirm and I am at unit and they text they are running x minutes behind, I'm okay. It happens. If they DON'T though and the appointment time passes, I'm out of there. They are not coming. Or if they are, I already consider them rude for not letting me know and I don't want them.

I have had the occasional "confirm but no-show" try to reschedule later but they are already on my permanent "no" list. The usual excuse is, "I got called in to work." SO? Text me and cancel, don't just no-show. --173.22.xx.xx

I did wait an hour for the prospect. The appointment was confirmed 1 hour before via text. The Prospect did text about a delay resulting from Mass Transportation issue. like some others, I have "open" times. I'll be there Sunday between 11 and 1. For a specific appointment, yes, it's rude not to be on time but I hang out "a while" ...no specific time frame.

When setting the appt, I ask if they text. If yes, I tell them to text me 15 min ahead of the showing or I will not be there. If no text, I don't bother to go.

If they do not text, I arrive 2 minutes late (they will wait, after all, I have the keys!). I wait 10 mins in driveway unless there is something I need to do there. Then I leave. Too many no shows. --75.132.xxx.xx
