Reading the "LL wants $300 More" thread, it made me think about the things tenant have left or tried to leave behind...

In the past, we have had to deal with things like giant non-working TVs, sofa-bed couches which weigh a million pounds, broken patio furniture, rusted bikes...no more! That was before we told them them EVERYTHING has to be gone...even if it IS good stuff, seriously, but it's almost always not. Until everything is gone, they have possession even if they have left us the keys.

We had a move-out earlier this year, good tenants, but they left their heavy wooden lawn furniture for the next tenant. I texted them to come get it, she said, "I *told* him you wouldn't want it there." He was mad she was right. At another someone was leaving a bunch of random cleaning supplies - I told them "Really, no one wants your stuff!"

I might add that phrase to my move-out checklist.

Well, it wasn't my tenants moving out, but the worst thing in a home I bought was the food left in the refrigerator. Actually, not the food, but the millions of roaches in there - when I opened the door to check for condition, the entire black mass moved! The whole thing was taped shut & moved out ASAP. Guns, piece of junk tables, roofing materials, leftover paint, bikes, aluminum can collections, junk appliances, garden hoses, commercial and personal cleaning supplies, vacuums, shampooers, lots and lots of pictures and frames, fur coat, tvs with damaged cords, huge tvs from the 70s, etc. Some even leave VERY personal documents and there's been a few who've lost some VERY PERSONAL items. Some think that they can pay for damages with their old crappy stuff. It's not valuable to me unless I ASKED FOR IT.

Others just forgot stuff.

Just hope you don't get the tenant who leaves behind their pet mice because they no longer want them. Had one of those too.

Giant Sonytube 36" tube tv. Thought I had scored a win until I tried to move it. Must have weighed over 250 lbs. Finally wrestled it to the curb and posted as free on Craig's List. It finally disappeared. I was so happy.

Tenant left a very nice bike locked to a chain link fence. Cut the lock with an angle grinder. Sold the bike for $100 and the buyer was very happy.

We had a huge 3 story brick home close to a university with 5-6 male students and when they left it looked like they went to the corner store to pick up cigarettes.There were huge piles of clothing and shoes, everything was left in the kitchen including the food. They even left jars of money and a 5 dollar bill pinned to the bulletin Board. All their personal papers and letters were left. Most of the stuff went to the Salvation army. A pair of tenants got evicted and hauled most of their stuff out but left a BIG projection TV on the front porch and asked the Marshal if it was OK for them to leave it until they could get a friend to come back with a pickup over the weekend.

He asked me and I said OK as long as it was gone by the weekend.

A week later it was still there. I was cleaning the junk they had thrown over the railing into the bushes which meant I had to crawl OVER the railing INTO the bushes and the more garbage I pulled out the madder I got.

When I finally crawled back over I was so angry at these folks I ran at that TV and shoved the darn thing down the concrete steps where it crash landed into several pieces to be dragged to the curb for garbage pickup.

I got a hamster once that was in the fridge rooting around. I liked it but it bit me so I got a tetanus shot.

One time a bunch of political interns and staff working for the governor rented several apts from me. One said he would leave his furniture for the next person and he also had a tenant for me so I would not have a lack of rent.

I asked about where the tenant was now and he was living with his mother and didn't have a job yet. I told tenant to get his furniture out or I would charge him until it was gone. I told him I needed to repaint so I would not be interested in his ready substitute. He complied and left the unit in suitable condition. Worked for the worst dem gov we ever had. One of the other politicos left a pile of fashion magazines and I had said OK to that. I like fashion and it was an expensive mag. Inside I found a memo that showed one of the local politicos demanding that local contractors fund a special party for one of the local officials. In our first building we had a tenant leave behind a complete medical skeleton in a small plain pine box. He was some sort of art teacher & used it as a model in some of his classes. We named him Herman. For several years we use to bring him to our Halloween parties sitting up in his coffin with a beer can in his hand. One year when we went to get him out of the basement he was gone. We never did find out if someone took him or he just did a walkabout.

The kitchen table we had for years came out of a tenants apartment. Still have it and the chairs. We gave a brand new queen bed to friends of ours. I don't even think the guy ever slept in it.

French maids outfits ;) haha.

Junk electronics.

TONS of DVDs! Wifey always enjoys pilfering those.

I collect toy jeeps and found some of them.

My brother got a patio furniture set from one place.

I have a collection of coffee makers, and pots in perfect condition when washed, that must have gone to any number of coffee makers that broke. When you buy a new one it comes with a new pot and you put the old one in a cab in the garage. Never had to buy a new coffee maker for years--just pulled out another one left behind. Another time a white iron bench garden bench, Very heavy, rusted, but was very expensive at one time. I sprayed with black Rustoleum high gloss spray paint and it is sitting on my current patio. --108.87.xx.xxx

I came back in the business in 2002 and quickly stopped getting shacks with basements but my niece and nephews still do even though I decline helping them carry the stuff up the steps you guys are talking about, I had my share of that when I was married and the laundry rooms collected lots of stuff. Over 30 years and we've seen or saw it left behind. What is precious is when we do a set out-- the sheriff goes in and looks first-- he will confiscated anything like guns and liquor. He once found child pornography and arrested a tenants son. Drugs hidden all over the house.

Can I say here I hate goodwill and these charity's that sell or give away furniture/cloths. The reason is beds, bed frames, dressers, tv's cloths etc.. they have no real value to the tenant so they leave them for the LL to deal with-- you all know what i'm talking about especially those of you that have been around. Last year, 2 swing sets and a PIANO. Good lord. Handyman took one, tenant came back when I texted her that I would take it off her deposit.

Yes I make it clear to take EVERYTHING.

One good thing that is happened recently. Our city has now gone from having bulk pick up twice a year to on-call bulk pick up four times a year per property. Worst eviction was last July 5th. Power off (for a week). Tenant had left EVERYTHING behind (well, except for the rent-a-TV they took with them). I mean everything, including the food rotting in the fridge in Georgia in July without power (that stayed closed until I got the power back in my name.

Clothes with tags still on in the closet. Boxes and boxes of childrens clothes. Furniture. New kitchen items. I finally "fudged" to the Marshal and said I had provided the dining room set, the couches and the beds (except the one the Rent-A-Center was waiting to pick up) to the tenant because I'm too old to be hauling these things to the curb. They didn't care because they had three other evictions set for that day so they were glad to sign off and get to the other ones.

A month later the tenant emailed me asking where his stuff was.

I have about 6 good working vacuum cleaners and for some reason they always leave behind the Mop&Bucket. In some cases since it looks like they never cleaned. I've had an iguana and a pit bull both left behind. Iguana went to a elementary school teacher for her class. The pit went to animal control.

Just last month, I got a 65" flat panel LG TV. Really nice one and only a few months old.

By far, the most useful thing I have got was a 3 step ladder. That's my painting ladder now. It still had the price tag of $17 on it, but I've used the heck out of it.

Other than that, it's the usual stash of porn, adult toys, tons of DVD's, and various other things to decorate the dump with. When I first started in the business, I would search though boxes and what not to find the good stuff. Now, almost all of it goes to the trailer for dump decorations. I don't have time and found that there usually wasn't anything worth anything. I've gotten a few good things over the years, but I'd give them all back if I could have the rent. --98.175.xxx.xxx

Instead of hauling the crap down to the dump, I have partnered up with a local auctioneer. He unloads the trailer of crap for and sends me a small check a few days after the sale. The best load was worth about $600.

So the point that I am making is somebody does want that porn collection besides Doogie. Will you get big money for one item - nope. But a trailer full of junk does yield you enough cash to take the wife out to dinner without ordering off the dollar menu --24.239.xx.xxx

not sure "stuff" is the term we use for the vast bulk of the debris folks leave behind. long ago i had someone come back several weeks after they left and demand their old washer dryer which i had given to the AmVets charity. they ranted like the 10 year old rigs were of value. since then i have a form that i use that states that any remaining property is valueless and may be disposed of as i see fit. the verbiage i use is as follows and also covers some california stuff that has come in handy. all tenants are advised on move-in that i charge rent until the notice of vacancy and return of possession is signed by ALL tenants.

feel free to use it as you see fit.

>>The property is now entirely vacated. Possession is returned to the landlord.

We have removed all personal property of value.

All debris, material and personal property, if any, remaining at the property is abandoned and valueless and may be disposed of without any further notice, per the terms of the lease and as the landlord see's fit.

We timely received the landlords move out memo regarding pre-moving inspections, inspection remarks and the disposition of our security deposit as required by the civil code section 1950.5 --76.176.xxx.xxx
