Would probably depend on the "safety/risk" of your other investments.

If you had other very-low-risk stuff (and the lots of time, as you mentioned), then I might move it into some riskier things. But, if you already had "normal risk" things along with your real estate, then I'd probably put it into something like a set-year-target (i.e. "I will start touching this money in about 20 years") mutual fund and just let it sit and make money for you.

Not enough info to give a really accurate answer, but I'd start with a 50/50 mix of S and P 500 index and an intermediate term US treasury bond fund or ETF purchased directly from Vangard, Fidelity, or Schwab. DO NOT GO INTO an Edward Jones or similar-type financial advisor shop. They will separate you from tens of thousands of your dollars on that amount over 20 years.

No muss, no fuss, and unless you are a genius, there is a 93% chance you will do better with this mix than trying to pick stocks on your own or worse yet, hire a "financial advisor" to pick for you. --98.13.xx.x

As for what to do with the money. Well the stock market is hitting all time highs again. Not there.

Real Estate is hitting all time highs in many places. Not there.

Gold isn't going anywhere.

I only see two options, take it to Vegas and put it all on Red. Or park it until a good opportunity comes along.

A wise man once said money has three uses: spend some, save/invest some, give some. I'd set aside some in each area.

For spending, I'd buy a Toyota Spyder MR2 in "arrest me red"... And set aside $500 in case I need to pay a couple speeding tickets.

For saving/investing I'd first make sure I had 6 months of expenses for both personal and rentals saved up, plus a CapEx account of $5000 for each unit.

For giving I'd set aside at least 10% for a local charity.

Anything left over, Vanguard S&P Fund. Park it and forget it.

I'd stick it into real estate. Here I could find about 15 places at average of 15 K each (225K) with 25K left over for contingency. Each would rent at $500-$600/ month. You might also leverage the money to buy more places.

If I could not put it into real estate, I'd consider Berkshire-Hathaway stock for a good part of it. Old Warren seems to know how to make money grow. After he passed, I'd see who took over and if not happy with the choice, there are several funds that use his same strategy of investing. --66.188.xx.xxx

If I can't invest in real estate, I would probably just pay off real estate debt. Provided all my wife's school loans are paid off first. I'm not a Stocks guy, I'm not a huge vacation guy, I'm not a car or truck guy. I already buy gold, silver and guns. So that's out. I might open up a store. I suggest you NOT automatically assume that you will have no need for the money for the next 20 years. Keep much of it very liquid.

Two years ago my total financial situation changed very, very dramatically in a minute when my car was hit on the driver's side by an uninsured person driving someone else's car (and who allegedly was going over the speed limit and using a cell phone). I went from a physically active person who had done all of the management and most of the routine maintenance on my rentals for 35 years to a person that can barely use a screw driver, had to learn to walk three times again, etc.

To make it through the last two years I have used up several hundred thousand dollars I had in liquid accounts, drew out about half of my IRA money, etc. to cover my medical expenses for hospitals, doctors, etc. not covered by Medicare and my insurance, to cover care-giving type services I have needed. I am now starting to sell my rentals in order to pay my bills. This was not at all what I had anticipated and planned for adequately.

not sure I would buy gold or silver. retail buyers are always hosed. looking at returns on gold holdings - usually negative on any time frame. only person I know who made $ on gold is my gf who bought when price was regulated and sold 60 years later. even so, he could have made more investing in equities over the same period.
