I have a prospective tenant who has a rabbit as a pet.

He says the rabbit runs free but "does his business" in a box and isnt smelly.

My recollection of rabbits is they are smelly and I have read they chew thjngs alot to grind down thier teeth.

Are rabbits much different than cats when it comes to damages? Should rabbits be spayed or neutered?

This apt is mainly carpeted.

Also, in my area we cant collect pet or damage deposits, or evict if a tenant has an unuthorized pet, however we CAN advertisd "no pets" when listing a property for rent. Although this obviously provides little protection for landlords as the tenant simply gets the pet after they have moved in.

Andrew, I have a tenant with a pet rabbit at present. The unit has a 'solarium' (glassed in part of the living room) and during the day while they are out the rabbit is penned in there. It has a box with kitty litter and seems to go there. I have been over there a few times and the rabbit is kept in the solarium and there does not seem to be a problem with damages.

I know we can't collect pet or damage deposits, but you can charge pet rent. I try for $25 per animal per month although to be honest whether I go for this varies by how keen I am to fill a vacancy. Supply and demand affects our ability to levy additional rent.

The Residential Tenancies Act is up for review - both the rules around a lot of things such as tenants' automatic right to appeal eviction to Divisional court and, apparently, rent control. Lord knows what they will come up with next. --174.91.xxx.xxx

My understanding about the residential tenancies is up for review is they only going to make minor tweaks where as the number of rental housing continues to go down. Where the apartment buildings are located the number of single family houses for rent goes down every year. As long as they are going to follow the radical tenancy advocates there is not going to be any sort of changes. Rabbit urine stinks, is thick, and comes in rainbow colors (red, orange, yellow). Rabbit poo is odorless and is awesome for gardens. Rabbits are lagomorphs, rather than rodents. The teeth thing is one thing; I find the nails need much more care than the teeth.

Me, I think of rabbits the way I think of chickens-- they're livestock. They're delicious. But then again, I did Rex. (8-10 lbs.) Someone who has a more frou-frou rabbit like a ND (1-2 lbs) or a Lionhead (maybe 3 lbs)-- they're sort of like the chihuahua's of the rabbit world. ;)

So, the breed of rabbit would definitely make a difference. Is this an applicant with a Continental Giant (30-40-50 lbs) or a Flemish Giant (15-20 lbs)? Or is it going to be some little rabbit who will never grow over 5 lbs?

When I was a kid, I had a friend who lived in Family Housing. We never could go visit her at her apartment. Later, we discovered it was because they had an unauthorized cat in their apartment. It chewed through a cord, caused an electrical fire, and caused great damage to their apartment and the next one over.

So, any kind of animal is capable of causing great damage. But finding out what kind of rabbit she has is going to be key in this situation, and then mentally equating it to how you'd feel if it was a dog.

NO. Been there. Fluffy would pee under the bed, under the dresser, under the....(reason #6783 I hate carpet. A $5 rabbit can ruin $1000 of carpet without anyone seeing it happen.)

"Uses the litter box" is kinda like "I only smoke outside".

We let our rabbit inside and he chewed up the baseboards. He sliced through cords. They can also spray which is nasty. Their poo is dried pellets so that is not bad. They are very sweet, cute and loving but we now have him in an outdoor coop with a dirt floor to dig and a friend. They love it! --136.32.xxx.xxx

My tenant with rabbits keeps them on the tile floor and has put her own carpet over mine as they do run around he floor. I do not smell anything in there at all except maybe the hay that they eat. Try to get them to put their own carpeting over yours. --73.33.xxx.xxx

They poop everywhere... It just falls out. My friend had one. They stink. After a month she got rid of it... To much work. And they don't fetch or much interested in you. Ok, so tonight at Bible Study Fellowship my teaching partner and his 2 sons raise rabbits for meat. MANY rabbits!

The 2 boys are County Fair Grand Champions with rabbits.

They were SHOCKED I even asked about rabbits in the home. (Ever have a 10 year old look at you like you are plum crazy?!)

They said it MIGHT be possible to train a rabbit to use a litter box (do you rub his nose in it like a dog?? Say BAD RABBIT! NO NO NO!) but they usually find their favorite corner to do their business. That corner could be in the living room. They USUALLY pee in that corner...but not always.

Back when I was young (late teens/early 20s) and probably a bad tenant myself, I had pet rabbits and they did some damage to my apartment carpet. I know they will dig holes in the walls and chew on wood if allowed too much freedom. Steer clear. --99.182.xx.xxx
