Can anyone recommend a reliable dishwasher? I made the rookie mistake10 years ago of buying high-end Fisher&Paykel dishdrawers and they have been way too high maintenance for even careful tenants. Now they again are flashing error codes and I've had it.

I have heard the Bosch 500 series is good. Anyone else have a dishwasher they rely on? What I really want is a moderately priced unit that will last and doesn't break down all the time. I also would like to avoid all those bells and whistles options that in my experience require excessive, ridiculously expensive electronics repairs. My gas range has generated huge amounts of repair costs over the decade we have had it, all of them related to electronics. A frickin' GAS range! --194.118.xxx.xxx

Look just after your wrist, these come in left and right hand designs and are operational for many years, some folks report over 90 years, no batteries required and even work without electricity - very energy smart dishwashers, many even duplicate these models at home. --76.188.xxx.xxx

My dishwasher is a Kenmore. Bought in 2002. I like Sears. Sorry, but findings with tenants is that they think they can shove it all in there and it just magically gets clean. Usually I find bread ties, straws, bones, broken glass. Makes not too much difference in brand if they don't rinse the dishes and can call you and get you to do repairs.

Others use it to store stuff and then when they want to use it for a party, etc the seals are dried out.

I second Whirlpool or Kenmore. I have a Bosch model at home and I regret buying it. Consumers Reports say they are great. I had a bit of bone or something get stuck in the impeller of the pump for emptying the water. Hey presto, wait for repairman and bill of $80. My wife hates it and swears we will get a Whirlpool again when this one goes - or we get tired of it.

Home Depot have Amana dishwashers which are built by Whirlpool. Basic Whirlpool machines are plenty fine for tenants who will just be happy to have a dishwasher at all. Then if there is a potentially expensive repair just pull it out and buy another. --76.67.xxx.xxx

I like a basic Kenmore for rentals. Sounds like your rental is higher-end than mine. There are fancier Kenmore dishwashers too. We've had a series of Bosch dishwashers in our own house. They are unbelievably quiet, which is why we chose them, but we've had problems with little pieces of gunk and fish bones getting stuck in the air gap, so I don't recommend them for rentals. --24.130.xx.xx

Vee's answer is, I'm sure, hilarious. But not practical for high-end rentals.

Basic, simple dishwashers. Doesn't really matter what brand. If you have a high-end place, make sure it's stainless steel or whatever finish matches the rest of the appliances. The basic ones are less likely to fail and if they do, just replace. You will be money ahead. --68.156.xx.xx

I buy ones with the dial, not the control boards. If the control boards go out (and two have in my own house; one 14 months after purchase, the other 16 months), it's $300 to replace.

I'm back to the very basic dial dishwashers; they're cheap but often have to be special ordered through lowes.

Thanks, I just found a Kenmore at Sears (model 14013) that has the dial and only costs $250. It is beautifully simple and even stainless steel, so it looks semi-upscale. I don't think even snooty tenants really care as much about the dishwasher as stove and fridge. European dishwashers have a filter instead dumping everything into drain. If the filter is dirty or removed the pump is destroyed. North American dishwashers the parts cost less along with parts being available. In the house have a Bosch where in the rental units buy mainly North American dishwashers with two spray arms. They are easy fix along with inexpensive replacement parts. The dial timers rarely give problems where the electronic timers can fail. I own a Bosch but not as pleased with it as I was the previous Bosch from years ago. I've also heard Asko is expensive, breaks often and expensive to fix from a former Asko repair tech. So I ruled that out. I've heard similar complaints from Fisher/Paykel.

I'm in the market for a new dishwasher too. I'm considering Miele but if that doesn't work, I'll stick with Bosch. Never been pleased with Bosch drying. Even after filling the jetdry dispenser, running water until it becomes hot in sink before starting dishwasher, etc. don't fix the problem that Bosch doesn't dry dishes. --99.125.xxx.xxx

I agree with Melinda, Stay away from Bosch...I absolutely hate mine! Don't care what consumer reports says about reliability, mine works fine but stinks...had a technician look at it and couldn't find anything wrong. For the rentals I wanted a dishwasher that did not require a filter that tenants needed to clean - cause they never will, we all know it. I found a Maytag at the big box store that does not require cleaning filters and has a hard food disposer. On sale it is under $500. And it is quiet.

At home I have a Kenmore Elite but it requires cleaning the two filters periodically. When it goes, it will be replaced by a model that does not require cleaning filters. --24.98.xxx.xx

Gail is wise. Get a dishwasher with a dial, fancy control boards are a repair bill waiting to happen. Get the simplest model they have in a name brand and get the 3 year warranty. It will still be hundreds less than a fancy one. No applicant has ever said " Sorry, I'm not interested in your rental because the dishwasher isn't fancy". --71.10.xxx.x

Sisco makes a good point. IMHO, the water conservation is over rated. On my dishwasher at home, if I run in "smart" mode which is supposed to conserve water, the cycle might run almost 3 hours. I have a hard time believing that running for 3 hours is more economically or environmentally beneficial that running on the 1 hr cycle, considering both water and power consumption of course --24.98.xxx.xx
