What Market in US is good for rental investments?

Do you all recommending investing for rental purposes which is not drive-able?

what is a good rental return for a property?

Urban and suburban metro areas in TX.

Strive for no more than a 10 minute drive to rentals.

% Return on asset will usually vary inversely to asset valuation.

I get 12-14% on older lower middle class properties.

Abilene was on fire for the last three or four years, at least... with the current state of oil and gas, it might be going back to normal. Things have exploded west of Fort Worth towards Weatherford, so it's probably about ten years too late to get in cheap on that. There was a survey about 15 years ago that said Dallas is going to sprawl towards Sherman in the future, so you might get in on that early... I haven't been to Sherman in about 15 years, but I hear it experienced a ton of growth around 2001-2008, went down again, and is starting to trend upwards again. But generally, if someplace is already "hot", it's probably too late to get a steal.

What part of TX are you in? What are your short term and long-term goals? If you don't have any solid preferences, have you considered joining an investment club that pools resources? Who do you want to rent to, and where do they want to live? Save up and read and familiarize yourself with your own market, and if you live in one of the large cities, the markets in the outlying areas around you. --64.72.xx.xxx

A little late to the party here but I'll add my 2 cents.

Denver is on fire the only thing increasing faster than rents is the price of real estate.

Don't know where the end is. In January more houses closed than were listed and the whole market had less than 30 days supply.

Seeing about 8% rent increase and about 10% property value increase. Condos were up 20% last year. Your $200K condo is now worth $240K. How about them apples? --67.161.xxx.xx

Overall demographic trends are shifting from rural areas to more suburban and city areas.

So any rentals in those areas will do well in the coming years. Provided they are properly bought, run, etc, etc. --67.82.xxx.xx
