What is a reasonable amount to charge when the tenants leave their trash cans overflowing to the brim at the property turnover? This is standard practice in my hood. I'd like to shoot for $50 per can, as it's unlikely to ever be captured.
What is everyone else charging, and perhaps more importantly, the judge allowing?

Doesn't the city empty them? $50/can sounds unreasonable to me, especially if the city provides pickup. --67.236.xxx.xxx |

It's a private company that handles refuse in my area. I have one can that has been described by my helper, who lived in china as: " It was completely rancid, full of water, and unbagged. I couldn't really blame him, as it smelled worse than anything I ever smelled in China." --108.218.xxx.xx |

I have never tried to charge for trash left at the curb, bagged or not, in cans or overflowing. I normally have one of my guys slip the refuse guy $20 and it all goes away.
I spend a lot of time in LL-T Court and I have never heard this issue addressed. From which I guess that none of the LLs here try for such a charge.

Orlando...
They did not perform ... and left the property unsanitary...
if you pay the garbage.. simply charge for the extra effort or can
if they pay and did not arrange for pick up... again you charge what it costs to return the property to it's move in and ready to rent condition..
add that to the rental agreement.. --66.190.xxx.x |

My newly drafted repair charges form lists yard cleanup as $95 and trash hauling as $100/load. I would not charge for anything in a trash can which will be emptied out by the trash collectors. I would charge if it is a private trash collector the tenant contracted and had not paid for a pickup after moving out. My move out cleaning letter reminds the tenant to dispose of all their trash properly. --71.194.xxx.xxx |

Orlando, We charge $100 per load/trip plus $45 dump fee.
If it's in the proper can and ready for pick up, can you call your provider for a special pickup at a set price? Bill the res.
My beef is the new resident moves in and woudl like to use the trash can.
The smell is irrelevant - ALL garbage cans smell.

The correct answer is that you charge what it actually costs to fix the problem. From what you're saying, the tenant did clean up the house and remove their belongings. They just had too much trash and have some that should go in an extra can or two.
So you arrange for that to get picked up and get a receipt. If you have city trash service, like I do, you bag it yourself (takes 5 minutes) and set it on the curb with the can. Charge a nominal amount, $20-25. How long could it possibly take you to just solve the problem? It does not seem were are talking about human waste or major items like a refrigerator/TV. I would take a few pictures of the items before bagging and after bagging. Voila, you make $25 for 5 minutes work, problem solved.
Not everything in LL'ing is an opportunity to upcharge. Sometimes you just solve the problem and move along. I mean, we're talking about an "overflowing" can, not even an alley or backyard strewn with trash and filth. --38.127.xxx.xx |

Orlando, BaltimoreLL has a point.
My town has large trash toters for each house. They hold 3 normal CANS worth of trash. When you say OVERFLOWING TOTER in my town, that's a LOT of trash.
My town will NOT do ANY kind of extra pickup but they FINE the LL between pickups.
Perhaps if you are talking about small trash cans, a few minutes might make the difference.
But remember someone has to come back and walk them to the street on trash day, so this is a 2 tripper. --67.175.xx.xxx |

We're basically just talking about the cans being overly full. To me, this is a one-tripper. Take 1 or 2 large Hefty bags to the property, take whatever is sticking out the top of the can, and then I put it in my own can on trash day. Boom, just made $25 for 5 minutes of work. Deduct from sec deposit and call it a day. Problem solved, everyone is happy. --38.127.xxx.xx |
