Current tenant’s lease is up the end of May. He expressed he wouldn’t renew due to not having enough parking space for his work and personal vehicles/trailer. I was thinking of going MTM with him with a slight rent increase.or should I offer him an annual renewal. My lease does have an Early Termination clause at 3x rent. It takes me at least 3 months to find a qualified tenant in my area so I dread losing a good tenant. Which should I offer?

P.S. I do have another place he would have the parking space he needs but we’re working on it and I’m not sure when we’ll be finished. It might be 10 more miles from his job. --69.160.xxx.xxx

Off him to view the other place and move there. He is moving your offer of new terms is not goin to keep him. If he's a good resident it's worth the effort to try and keep him. --172.56.xx.xxx

Let him see the new place. If he likes it, he will stay where he is for a couple of months while you get it ready.

If he doesn't like it, then he is going to leave because he needs more parking and you can't provide that where he is. --76.178.xxx.xxx
