State Specific Question About: ARKANSAS (AR)

Are you allowing tenants to be almost a month late on their rent every month because of covid-19 their work hours have been reduced. If so how much longer are you allowing it. And are you waiving the late charges / --107.141.xxx.xxx

No.

If you have done this, make them catch up now. Anyone who wants to work can work. Set up a payment plan to have them catch up in xx months. How much of that $1400 did they give you last month? How much in January? --72.70.xxx.xx

Definitely no.

An exception might be made if they tested positive and provided documentation. --98.174.xxx.xxx

All my tenants are paying on time, so it is a non-issue. Idaho never had a rent moritorium, so I would have evicted on my regular schedule if anyone stopped paying.

Now we have the nation wide moritorium, so I am switching my only risky tenant to month to month in case he gets into trouble financially. --76.178.xxx.xxx

That definitely depends on what YOUR State laws are. Here in Oregon we can not evict for non payment, or charge a late fee during the Covid-19 pandemic. Find out your state laws... don't listen to people from other states spouting off. Join a local or state landlord association. --97.115.xx.xxx
