Dear Landlords,

Had a brand new water heater (less then 6 month old) blew a fuse. Tenant said the tenant next door was taking a loooong shower consecutively with his own shower. After that the hot water fuse blew a fuse. These units do not share a water tank, however they do share a circuit breaker. We reset it the fuse and is holding up ok for now. I read that running hot water for a long time can short out the tank. Any landlords have experience with something like this? This tenant is moving in 10 days, I had problem with them overloading fuse box in the past.

Ooh sorry they are breakers. My electrician said the breakers are older, he is going to quote me for a whole new box. Said they do not make then anymore. Water heaters should be on dedicated breakers, one each.

Buy what is called a double-double 30 amp breaker. It will run 2 30 amp circuits in the space of 1 double pole 30 amp breaker. It's essentially a 2 in 1 breaker. You don't want to load up a panel with these types of breakers, but they work in a situation like this. Pricey breakers, but WAY CHEAPER than replacing the whole panel. IF your electrician doesn't know what a 30 amp double double is without you explaining it to him, get a new electrician. --70.44.xxx.xx

Even though the capacity of a water heater is the same the elements can have different wattage. If there are high wattage elements then the amount current required will increase current which can blow a fuse or trip circuit breaker. A electric water has two elements where the elements come on at different times between lower and upper elements where only one element is heating at one time. A electrician can measure the current draw of a element where current draw should be 80 per cent current rating of circuit breaker or fuse. --99.236.xxx.xxx
