I have a tenant who is looking for a 6-month lease. They're desperate to find housing as his partner just recently picked up a job in this area. A 6-month term would end in November right as the rental market is slowing which bakes n a three to four month vacancy I'm figuring. Normal rent is $1,400 a month. They're willing to pay a premium for a 6-month lease. How much would you propose charging them? Tenant is making six digits and claims to have a 700 plus score. --209.122.xx.xxx

Here in my county in FL (not sure about the rest of the state) we have to pay sales tax on a lease of 6mo. or less because they call it short term rentals like for vacation or tourists. So I just make it for 7 mos. Check your areas requirements. Also run credit checks. It's just me but I am kind of leary of those just starting a new job, although now days it's a whole new ball game. --23.117.xxx.xx

You will have additional costs with a six month lease. The cost of remarketing and another make ready. You also need to consider when the six months are up. Are you getting the house back in November, December hard months to rent or May June Good months to rent. I just started advertising for a vacant unit last night, and for the first time I offered: Early Termination considered w/fee, Month-to-month w/fee (TBD). It is hard to

write it in the lease "just in case", and at the same time hope not to ever

have to confront either situation. One time I accepted a 6 month lease, but I said it was going to be, say, $200 above my asking monthly price, BUT!, for every month beyond the original 6 months, the tenant got the $ back by not paying

again, say, $1400 but $1200 each additional month. They actually rented/stayed the whole year, meaning 6 more months. All 12 months! I was happy and they were happy.

So, if you tell them it's going to cost them $xx more, but they actually get it back the longer they stay, it could work in everybody's favor!! --174.69.xxx.xx

Check your insurance to make sure it covers six month leases. Sometimes I would rent 6 months at a time only to find out my insurance only covered yearly leases. --73.171.xxx.xxx

A one year lease with ELT of 2 month rent gives tenant a lot of flexibility should their situation change. It gives you some compensation. --67.43.xxx.xxx
